Call to do maintenance on 2 heat pump systems. Checked upper zone system first. System is a 2014 multi stage heat pump. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower clean along with evaporator and steam humidifier in good condition. System does not have a UV light. Air filter needs to be changed. Checked condenser unit and found system is amping within specs. Tested starting components (contactor & capacitor) and checked for any loose connections. Cycled defrost successfully. Final cycled system at this time system is operational. Checked basement zone system next. System is a 2021 multi stage heat pump. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Performed maintenance on 2 systems. Checked attic system first system is a 2016 Heat pump. Checked all components for proper operation found no issues with components. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found no issues with system at this time. HEAT MAINTENANCE 80% GAS FURNACE I checked the filter and found dirty, the one the costumer had for me to replace was a bit to big for it to fit. He will have to order and purchase correct filters checked the #35 humidifier water panal I suggest costumer also purchases more of these as well. All wiring and connections ok limits and safetys found okay. I got a return air temperature of 70 and a supply air temperature of 132. I checked blower motor ok. cleaned and checked heat exchanger and burners. The unit is running and heating as of now. Recommendation: Continue with annual maintenance $244.00
Call to do maintenance on 2020 heat pump system. During maintenance checked all components for proper operation found no issues with components on inside at this time. Checked for loose wires and any dirt. System is clean and wires secure. Checked outside components and operations and found system is working fine. Found defrost board has burn marks around transistors. Indicating board is starting to fail. Final cycled system at this time system is operational. Customer is interested in adding a dehumidifier to home. UV Light (Air scrubber) $1100 Dehumidifier $1300
FALL CHECK UP ON ONE TRANE HEAT PUMP 2009 I checked filter and washed off with hose. I checked the indoor blower wheel motor housing compartment for any obstructions and found a fungle outbreak cultivaing within the unit. i checked the UV bulb no longer working I checked the evaporator coil and found okay. I checked the evaporator coil and found in need of cleaning. I checked my temperature rises for heat and aux heat and found okay , not great but still giving some heat. The system is at the end of its life expectancy. I checked all wirings all connections and found okay. checked electrical heater element found ok at this time. I checked blower amps ready 2.3amps. EZ trap safety switch not hooked up. I checked outdoor unit. I checked outdoor temperature and discharge temperature okay. This unit holds a Turbo capacitor on it. Quarterly Commercial Hydro-Jetting: arrived on site to jet the kitchen line for quarterly jetting, put the jet through the cleanout near the kitchen and jetted for about 50 feet, proceeded to snake the line with the K1500 for about 75 feet, then went to jet the line 3 more time for about 75 feet, then drained the jet into the line, cleaned up work area and left
Call todo maintenance on 2 systems. Checked upstairs system first, 2016 Furnace/AC. Tested all components for proper operation and system is in good standing. Changed filter and checked humidifier canister. Humidifier is functioning properly. Found that there is a dust built up in system and ducts should be cleaned to get rid of it. Also to prevent further duct cleaning and to clean air I recommend adding an air scrubber to system. Checked basement system 2016 90% Furnace/AC. Tested all components for proper operation and system is in good standing. Changed filter and checked humidifier canister. Humidifier is functioning properly. Found small leak coming from drain tube of humidifier tightened coupling and leak stopped. Also found dust built up in system, recommend the same for basement system a duct cleaning and air scrubber to keep system and air clean. At this time both systems are working properly. Returned today to replace Condensate pump for mini split system. I checked operation and all working okay there is no more leaking from the Condensate line.
Fall Maintenance Five HVAC Units: #1 I checked the filter and replaced with one customer provided I checked the indoor blower wheel motor housing compartment I noticed a fungal outbreak cultivating within the unit. also on the face of the door of the air handler you could notice the fungal growth you could also see it on the evaporator coil and on the blower wheel motor. blower amps are within specs. Checked condenser unit and found contactor has lots of wear and tear and is starting to go bad. Capacitor is in good condition. Condenser coil should be cleaned every year. Final cycled system at this time system is operational. Recommendations for #1 unit 1. Duct Cleaning $897 2.Air scrubber $1100 3. Condenser clean $320 #2 The unit is not in use right now, it is running on r-22 refrigerant.a The unit needs to be replaced. The costumer noted that it is not being used at the moment due to nobody to living in the supplying place of the unit. #3 Checked Duel Fuel Oil system. Found
arrived on site for a plumbing inspection started in the basement area customer has a tankless heater and I was here last year flushing while on site inspected all plumbing as as of today inspection found no issues in the plumbing system recommended customer a ion 6 for there tankless heater so they won't worry about having the tankless flushed thank you for choosing Vito.
AC MAINTENANCE ON ONE UNIT: A-TEK The IT space is supplied by one mini split and does AC only. The indoor air temperature was 67 and the thermostat was set to 67 and does not go below that. Me and the IT guy waited for the temperature to rise to call for AC again. In the meantime I checked both washable filters and rinsed them off with Water. I called for cooling turned all the way down and put the fan on full speed. I got a return air temperature of 72 and a supply air temperature of 43 I checked all wiring and connections found okay. indoor coil looks clean. The condensate drain line has condensate pump for a mini split that is outside it's place. and the Condensate pump itself has a crack in it , as of right now it is not leaking because it has been temporarily fixed. With the owners consent we will need to order new pump and replace. I sent pictures over to supervisor and uploaded it up to Xoi. I checked outdoor condenser coil found okay. Local HVAC Call, Customer Smells Burning: I arrived at my customer home for odor coming from HVAC system I did a full system check I sniff for gas check for CO2 leak did not find or smell anything in the system gas furnace age 2013 AC and coil 2003 customer would like an estimate for the AC and coil next season I recommend one ear scrubber for smell in the home .
08/21/2024 I arrived at my customer home for parts replacement I removed and replaced one blower fan motor with module high and low limit switch check all amp and components AC system is working at this time
08/15/2024 I arrived at my customer home for the attic system not working I did a full system check i check all amps and components indoor and outdoor and didn't find any flush the indoor drain ac system working at this time supply temperature 49.3 degrees return temperature 76.5 degrees 08/16/2024 I arrived at my customer home for the attic system not working I did a system check and found the high limit switch and blower fan motor not working I recommend a replacement of both parts on the warranty Richard will order parts will return when parts get delivered

Commercial Plumbing Call Men's Bathroom Backed Up 08/06/2024 arrived on site to look at a stoppage on the 3rd floor mens bathroom, the whole bathroom was backing up from the stack and spilling out of the floor drain, ran the K50 down the line about 30 feet, had to run the snake twice before drain would clear, pulled back wipes/paper towels, after drain cleared ran the sink and toilets to test, no further issues, recommended to the customer that to prevent the issue from happening again replacing the paper towels with air driers would be in the best course, cleaned up work area and left
07/23/2024 arrived back on site to change customers water heater, customer supplied water heater, shut off water to floor to install new valve, once valve was in place restored water to the floor, took down the old water heater in the ceiling, and put up the new water heater, installed new supply lines and hooked up the electrical, installed expansion tank and new drain line, restored water to heater and tested for leaks, no leaks, turn the power on to the heater and received hot water within a few minutes, checked out with engineer, cleaned up work area and left
07/23/2024 I arrived at my customer home for a four systems AC maintenance outdoor temperature is 80 at this time customer like his/her thermostat set between 65/80I just all four thermostat five degrees below the room temperature in AC mode customer provided all air filters I flashed all drain pipes and drain pump check all amps and components indoor and outdoor all four system working properly at this time.
Commercial Plumbing Call 30-Gallon Water Heater Not Working 07/22/2024 Arrived to the location and checked the water heater. We got the information based on the water heat, could not find a water heater on the same day. Customer will provide a water heater. Will come later to install new water heater. Work area was cleaned before leaving.
07/17/2024 arrived on site to do an inspection for the plumbing inside the building, customer has 2 water heaters, 12 faucets, 6 toilets, and 1 bidet, drained the 2 water heaters and took down their information, valves held fine on heaters, shut off and tested drainage on all faucets, no issues found on any faucets, flushed and shut off all toilets, including bidet, and looked for leaks, no issues found with toilets, no issues found throughout the house, cleaned up work area and left
07/15/2024 I arrived at my customer home for a thermostat not working I did full system check and find the thermostat blank and 115 volts pump not working I recommend a replacement of the Lenox thermostat and the condensate pump parts of an ordered will return tomorrow to complete the work.
06/21/2024 Today, I arrived on site to a no AC call. System is now cooling properly with a 20 split. Recommended Replacements: No replacements are currently needed. Commercial Plumbing Call to Jet Floor Drains in Kitchen 06/07/2024 The customer wanted to have preventative maintenance done on the the kitchen drains. ask us to run the jet through the lines just to prevent the drains from backing up and clogging with all the grease going down the drain. filled the jet and ran about 75-100 feet of hose through the drain. ran 2000psi of water through the line and then let sit about 15min . clean up work area and left job site
