Arrived on site for a plumbing maintenance started by flushing heater while flushing inspected all plumbing in the house notice water heater is from 2017 making it 8 years old and also notice expansion is punchered notice theres not chimney liner as well customer has 2 furnaces and 1 heater if water heater is to by code we need a liner installed no other issues where found in the house gave customer investment option thank you for choosing Vito.
Performed HVAC Maintenance on four systems sent all pictures and checklist to the customer.
FALL MAINTENANCE CHECK ON ONE SYSTEM. From 2019 I checked the filter and found it is still okay , it was changed out in August. I checked the entire operation of the heat pump. Indoor amps are within specs. Blower wheel and evaporator coil are mostly clean. However I did notice the cultivation of fungus that started to spread inside the air handler Insulation. I brought this to the attention of the client and suggested we add 1x aerus air scrubber to the supply portion of the duct work. I continued the inspection and found all wiring and connections okay. All limits and safety’s found functioning properly. Aux heat works, pulling 20amps. I checked drain line just to make sure there are no back ups or overflows. One thing I did want to note is that the entire indoor air handler is exposed to any high voltage power surges due to it not containing a surge protector. Final temperature rise was 50 degrees. Arrived with my customer home for one system, giving error code their full system check and found one bad blower fan Motor and module. I recommend a replacement of the motor and module parts is unavailable at this time. I provided a proposal a few months ago for replacement. Customer will review both proposal system turned off at this time.

Arrived onsite, performed plumbing maintenance check. Customer had only one plumbing fixture, the kitchen faucet and connections under sink. I only saw one issue, there was a dual angle stop supply valve with one outlet not in use. It was not capped off and could have potentially caused a flood or leak in the future. Customer gave me okay to make repair. Installed cap and tightened onto valve. Checked for leaks. Cleaned up and removed all job related debris.
Filters: Cleaned reusable filters, no replacement needed. Indoor coil: Inspected evaporator coil, clean and in good condition. Blower wheel: Inspected and cleaned blower and fan wheel, no signs of imbalance. Drain pan/line: Inspected drain pan and flushed condensate line. No clogs found. The service was carried out to improve airflow efficiency, reduce system strain, and optimize cooling performance ahead of peak ge. Detailed Procedure: 1. Initial Inspection: Verified that the system was powered off and safely isolated at the disconnect box. Conducted a visual inspection of the condenser unit for signs of damage, debris, or wear. Checked fan motor, electrical connections, and cabinet condition – no immediate issues noted. 2. Debris Removal: Removed large debris (leaves, grass, dirt) from the condenser cabinet and surrounding area. Carefully cleared the coil fins of surface debris using a soft-bristle brush. 3. Applicat
Arrived onsite, multiple wet areas in customer's basement ceiling. Traced source of leak to 1st floor kitchen area. Cut out basement ceiling drywall in the areas where it was most water logged. Revealed CPVC water lines and PVC drain lines but all pipes were okay. Moved kitchen refrigerator away from wall in kitchen. Opened drywall around refrigerator water supply valve. Ultimately, determined source of leak to be refrigerator itself. Customer has appliance technicians coming tomorrow. Cleaned up and removed all job related debris upon completion. Customer had $90 off any plumbing repair coupon which I honored.
AC MAINTENANCE ON ONE UNIT. I checked the filter and replaced it with one that the client provided. I checked the indoor variable speed motor and housing and found free from any obstructions. I checked motor amps and found within spec, however I noticed that the variable speed motor is exposed to any high voltage power surges due to it not containing an ecm surge protector. I checked the evaporator coil and I flushed the drain line with approximately 1 gallon of water and added condensate tablets to ensure proper drainage to floor drain. While inspecting evaporator coil I noticed the cultivation of fungus growing near insulation. This is normal with time due to the moisture and humidity that the system pulls it gives life to spores because there is nothing fighting against it for example , a UV light. I checked all other limits and safety’s and all wiring and connections were okay. I took temperaturess and got a 20 degree delta T. I proceeded to check the outdoor coil and found clean

SCOPE OF WORK: Open walls, oors 1 thru 6, to Cut out existing 4 inch PVC sanitary riser and replace with new pipe. • Engineering will place all affected xtures out of service. • Put down drop cloth for protection. • On the rst night James Vito Inc will open the walls to access the pipe for repairs on oors 1 thru 6. • Clean up and haul away all sheet rock, then cover all access points with plastic sheeting. • On the next night we will begin on the 6th and 5th oor. • Cut out riser and detach from the plumbing xture laterals, then remove the pipe and haul away. • Install new PVC riser, secure at oor penetration with riser clamp. For this job I did an AC MAINTENANCE ON 2 carrier infinity units. 1s unit 2016 carrier infinity 2016 Indoor 80% funrnace I got a 18 split temp. Client has already replaced 16x25x1 Air-filter. Evaporator coils are clean with no corrosion or leakage. I noticed air ducts were polluted with dust. I made it one of my recommendationa and client is aware. Condensate line is draining with no problem. Control board is functioning and communicating with ECM blower wheel. Blower wheel amps reading 4.5. Outdoor unit 2016 infinity carrier. I noticed coils are clogged with dirt and outside debri and is in need of a coil lvl cleaning. I made this my recommendation and client is full aware. Inverter board is functioning and communicating with system. i noticed system doesn't have a surge protector and I recommended one to protect the systems inverter board for any power surges.
