Job Description: #523 over flow gasket needs replaced Arrived on site , contacted the customer. The customer advised me that in unit #536 they a leak coming from the overflow drain. Upon entering the apartment the maintenance team already had holes cut out inside the unit and outside the unit in the hallway. The maintenance tech explained that they seem water leaking from the overflow drain flow when running water. Once inside of the bathroom I ran the tub and allowed water to run for approximately 30-40 min before turning it off. I didn’t see any leak at the time but then I move the shower head and ‘moved it toward the wall and seen that water was seeping through the diverter and also the overflow. I took the over flow off and seen that the back of the tub was heavily corroded which was the cause of the leak. I cleaned the corrosion of the best I can with a brill pad and also a wire brush. Once done I sealed the overflow along with the diverter with caulk. I explained to the customer
Commercial Plumbing Job Description: pipe needs to be put back together #511. Arrived at location, Customer stated there was a leaking pipe in room #511. We went up to the 5th floor and saw a hole in the wall in the hallway. Looks like piece that was connecting to the 90 completely dissolved. It was connection to a kitchen sink. We proceeded to cut off the 90 and replace it with a PVC 90 1 1/2 and two fernocs to connect the whole piping. Tested for leaks and none at this moment. Cleaned up our area and left
Arrived onsite, flushed sediment from electric water heater. Water from flush got on bathroom floor and walls. Cleaned up water from floor, walls, and toilet. Customer stated it still needs to be cleaned and he wants a discount. He refused to sign and pay. Advised customer to call office to make payment. Uploaded pictures of cleaned bathroom to invoice.
Arrived on site and met customer he took us to the bathroom where he wanted the work done. Informed him he would need someone to put in a bracket for him to mount his sink. Gave him a price on the toilet and on the sink and he agreed to the toilet price and we would come back and do the sink. Chipped out concrete for the new bolts and put them in. Put the new toilet in place with a wax ring and set it down tightning it. When I went to connect the supply line I loosened the cap and water starting spraying out like there was pressure. Tightened it back up and informed customer that the toilet angle stop would need to be replaced and he agreed. He told me he would call management and have a water shut down schedule and we would come back out to replace it. Took toilet off of bolts and set it on cardboard as to not damage the floor. Chip out concrete around closest flange bolts. Install new bolts Install new wax ring Install a new supply line Install customer supplied toilet and
NO AC checked rooftop ac found a wire blew off capacitor, checked indoor section found a condensation problem, installed ez trap with water safety switch, checked operation ac is working cooling fine, return air temperature 83° supply air temperature 63°

NO AC CALL checked ac system found evaporator coil starting to ice up, return air temperature 70° , supply air temperature 65° , outdoor air temperature 79° , Will need to replace filters 24x24x1 / 2 , get 40ft ladder to get on the roof added 15 pounds 410a freon checked operation return air temperature 68° , supply air temperature 46° , outdoor air temperature 77° , discharge air temperature 85° , suction line temperature 45° , liquid line temperature 77° , low side gauge 119 psi , high side 228 psi Could not add freon earlier due to very cold outside temperature
Arrived on site for a customer who wants a customer-supplied toilet installed. The customer showed me the toilet, which is a wall-hung model that he would like installed. I informed the customer that a Comfort Adviser will need to come out to provide a quote for the installation of the wall-hung toilet, as well as the installation of a floating sink and associated drain work. I let the customer know that our office will contact him to schedule the Comfort Advisor’s visit. Dispatch fee is to be waived for today.

AC check not cooling at all Customer said he gets a visit every 3 months with new filter and belts, checked filter 24x24x1 / two , complained about not cooling a week ago, said he turned off yesterday night because it wasn't cooling , checked evaporator coil found ice melting off coil ( small amount) , right now outdoor air temperature 69°, room temperature 72° , supply air temperature 54° , let system run checked all necessary parts, found AC is working cooling fine at this time found no problems , likes to have thermostat set for 68°
Drain Clearing: Cleared stopped drains in kitchen sink and common area, ran water for several minutes to test and no backups occured
Remove 2 valves and mega press 2 new valves in, tested all piping for leaks
Shut water off to building and drain Then cut out old washer machine valves Then sanded and place new valves Mark and pressed in place Turned water back on and test for leaks Cleaned up work area and all work related materials
Customer called to say ac not working great won't go above 70° also leaking water, checked ac system found working cooling fine 71° return air temperature, 50° supply air temperature, customer said he like to keep the studio temperature around 66° and 68° , all year round, had to explain to him if you run the AC when it's 65° or less the system will ice up , for him to operate the AC in very low outdoor temperature it will have to have a head pressure controller installed, if not installed it will damage the compressor again, and this time it will not be covered under warranty To have a head pressure controller installed will cost around 950.00 to 1.200.00

I arrived at my customer home for the AC not working I did a full system check and find one bad 240v contactor I recommend a replacement of the contactor I removed and replaced one contactor check all amps and components indoor and outdoor ac system working properly at this time.
Arrived to look at cracked 2in/3in cast iron pipe on the 3rd and 4th floor, got a material list to make repair, due to afternoon arrival job has been rescheduled to next week, cleaned up work area and left

Commercial Plumbing Call: Installed cap under the concrete
Use K-50 electric sectional machine snake to clear basement floor drain Arrived onsite, customer informed me that utility room floor drain has been backing up when running water from washing machine and/or kitchen faucet on same level. Opened floor drain grate and snaked approximately 20 feet with K-50. Ran water down floor drain from nearby water heater drain while pulling back cables. Put floor drain grate back with screws and cleaned work area.
Install New Hangers In Commercial Properties: arrived at location to put new 5in clevis hangers up and took the old clevis hangers out, for a repipe that was done before, after installing the new hangers, also went around and started to take out blocks that where supporting the main boiler line and installing new wood blocks in there to help support the line. there was a repair done on one of the lines due to it leaking, system is back on and no leaks occured.

Removed all still pipes and installed new valves and new pipes
The technicians spend lots of time, double that was expected, and at the end they left without fixing the problem and without saying anything to us, very unprofessional.
