Examined area of concern by customers. Customer has high water bill. Reviewed paperwork sent by WSSC and it doesn’t make sense. Letter states her consumption increase by over 1100%. Billion only shows a 40 dollar increase from previous bills. Gave customer investment option to perform Leak Search throughout home. Located 4 compromised toilets in home. Master bedroom toilet only toilet that doesn’t appear to be leaking. Also, flapper is in the worst condition in master bedroom bathroom toilet. No fixtures in home are dripping. Shutdown service valve inside home and listened to piping. Cannot hear an exterior leak either. Checked all outside hose bibs and none are leaking. Formulated investment option for today’s required repairs and reduced Leak Search. Went to truck and acquired materials. Returned inside and replaced all flappers in all toilets in home. Replaced master bedroom bathroom toilet flapper at no additional cost to customer. There are no further leaks identified in home. Ext

FALL MAINTENANCE CHECK ON TWO SYSTEMS. #1 Heat pump in the attic. 2022 Upon arrival the client advised me that the humidity lvl was very high in 60s. I checked all three filters and found okay. Ceiling fan in the attic doesn’t work and there is no insulation on the attic ceiling. The equipment is not the issue, however the client can drop the temp down on ac so the ac can act as a dehumidifier. I checked full operation of the system and found functioning properly. Parts are okay. Amps are within specs. Drain line was flushed with approximately 1 gallon of water and added condensate tablets to ensure proper drainage. Aux heat works , element pulling 20 amps. Variable speed motor for the air handler in the attic is exposed to any high voltage power surges due to it not containing a surge protector. Also I noticed an excessive amount of fungus that’s been cultivating within the system due to the moisture and humidity that the system pulls and there is nothing to fight against it. Temp

I cut the switch on and the furnace came on. I checked full operation of the system. Amps within specs. I cleaned flame sensor. Cleaned burners and checked heat exchanger. We will need to order more 20x20x4 filters for this unit. Condensate trap was flushed with approximately 1 gallon of water and added condensate tablets to ensure proper drainage. Temp rise 48 degrees. Will need to order more 20x20x4 filters. #2 Dining room heat pump. Found unit was not working. 5 amp fuse was blown. UV light was burnt. I replaced fuse. And checked the systems operation. Variable speed motor needs an ecm surge protector. The UV bulb needs to be replaced. More 16x25x4 filters need to be ordered for this system. Arrived on site and met with customer he showed me how he had low water pressure and explained to me how every time multiple people took a shower or ran something the water pressure would drop exponentially. Took my pressure gauge and measured 32 PSI for the house. Went downstairs and looked at the setup for the pump. Tried to identify the how the system worked and came to the conclusion something was most likely wrong with the pump tank and advised the customer to call someone with ample knowledge of the system. Arrived on site for a clogged kitchen sink. The customer reported that the sink was not draining. Inspected the system and confirmed the issue. The customer had already removed the P-trap and attempted to clear the clog using a hand snake but was unsuccessful. Ran water in the sink to verify the clog, and confirmed that the line was indeed blocked. Provided the customer with an investment option to snake the drain and offered a Friends & Family discount. The customer agreed to proceed. Set up snaking equipment and used a bucket to drain standing water from the sink. Once the sink was emptied, proceeded to snake the drain, running a total of 6 cables (approximately 45 feet). Upon retrieving the snake, observed heavy grease buildup on the cables, indicating a grease-related clog. Reassembled the drain, ran water to test for backups and leaks. As of ticket completion, no backups or leaks were present. Cleaned up the work area and removed all work-related materials. Note: No warranty i

Stephanie, Thank you for your interest in our services. Based on our survey and our discussions James Vito, Inc. will provide the necessary labor and material to complete the work as specified below. SCOPE OF WORK: 1. Contact Ms. Utility and have the front yard marked for underground lines. 2. Open the concrete floor in the basement as necessary to expose the sewer line used to camera the line from the back of the home to the front. There is another sewer line which comes down in the basement. We will tie these two sewer lines together in the basement near the back wall. 3. Excavate in the front yard as necessary. 4. Supply and install 4” schedule 40 PVC pipe to replace the cast iron line from the back of the home to the area next to the curb stop valve in the front yard. 5. Fill in the excavated area in the front yard and apply grass seed and straw. 6. Re-concrete the opened areas in the basement back to the original level. 7. Acquire the WSSC permit and sit for inspection. N

Arrived on site for a customer with a backed-up kitchen sink. Tested and confirmed the sink was indeed backing up. The customer has a double-basin sink. Attempted to snake the drain from the right side, but noticed the cable was trying to come out from the other P-trap. Disassembled the right-side P-trap and observed the same issue—cable coming out of the opposite P-trap. This indicates that the kitchen sink is piped incorrectly behind the cabinet. The customer mentioned they had experienced this issue before, and another plumber had previously cut the drain from below in the basement and snaked it going upstream. I explained to the customer that we could attempt the same method, but warned it would likely be messy. The customer agreed to proceed. Waited for my helper to arrive. Once on site, we disassembled the drain line in the basement and noticed the pipe was heavily caked with grease. Set up the snake with a spade bit and began snaking. After a while, we hit a hard spot and th

Arrived on-site for a customer reporting no water in the house. The customer explained that he had been away on a two-week trip and, as usual, had shut off the water before leaving. Upon returning and turning the water back on, he noticed there was no pressure on the hot side, while the cold side had normal pressure. I asked the customer to show me the water heater. Upon inspection, I observed that the valves to the heater were turned off. I turned the valves back on, and the customer then had water pressure on both the hot and cold sides. While on site, the customer pointed out two additional concerns: A slow-draining lavatory sink. A tub spout that still allowed water to flow from the spout even when in shower mode. I provided the customer with investment options to replace the tub spout and snake the lavatory sink. The customer agreed. Went to the supply house and picked up a female-threaded tub spout. Upon returning, I began work on the tub spout by unthreading and removing t

Returned onsite, turned water off to home. Drained water from pipes by opening multiple faucets. Connected transfer pump to water heater drain valve but water would not come out. Popped T&P valve in case of air lock. Needed to use end of clothes hanger to stick into drain valve to get water to come out. Disconnected gas and vent. Cut both hot & cold outlet and inlet pipes. Installed cold water shut off valve because existing gate valve was frozen in the open position and was inoperable. Advised customer of additional price. Hauled old unit out to truck. Set new water heater in place. Reconnected gas piping and flue pipe. Connected existing copper pipe to unit with addition of expansion tank. Supported expansion tank to ceiling. Pressed all connections. Turned main water valve back on and let tank fill. Opened faucets to bleed air from lines. Turned gas valve on and lit pilot. Set water heater to proper temperature. Cleaned up and removed all job related debris. Customer does not have e
