Inspected area near sewage drain for a leak and see it’s from a water line in ceiling. Need to get permission from tenant above to cut open the drywall for repairs that need made trying to get the contact information. Please email them for the next appointment on
Based on the troubleshooting, I noticed that the system was low on refrigerant with the pressure of 252/90 psi. The causes can be a leak. I added one full pro charge R410A and one pound of R410A refrigerant. The addition of refrigerant to a sealed system is only a temporary solution unless the underlying leak is repaired. The UV dye added with the Pro Charge can be used to pinpoint the exact location of the leak if the issue recurs. A more comprehensive leak repair may be necessary in the future. Since R-410A is being phased out, it is important to address leaks to avoid more frequent and costly recharges. After adding refrigerant, I monitor the system for about 30 minutes and that works fine with a sub cooling of 9.6 . Pro charge ( R410A) and R410A refrigerant
Arrived on site, knocked on customer’s door, waited for customer to answer. Advise the customer that I’m here to change out the toilet that’s located in the powder room. Upon entry I advise the customer That the new toilet is possibly located in the garage per my notes. Unfortunately toilet was not located in garage. It was at the shop. while waiting for the new toilet to arrive I took out the existing toilet. Waited about 20 to 30 minutes for the new toilet arrive wants a new toilet unboxed a new toilet assembled the new toilet and install a new toilet along with a new wax ring. Arrived. Customer has new RO Filtration system to be installed under kitchen sink. Inspected area and briefed through installation instructions. With current drainage undersink, modifications will have to be made to drainline to accommodate discharge prior to trap. Made customer aware. Customer would like to reuse existing spout on sink. Spout doesn’t go with new system. New system comes with spout. Disposal unit will require removal to enable installation. Spoke to customer about history of area and area has been rebuilt since flooding onsite. Customer noticed moisture under island sink. Inspected undersink and tightened faucet supply hose and tightened angle stop to cpvc piping. Wiped area clean and viewed no further water producing. Presented a more accomodatable filtration system for area and proposed to customer. Customer is going to research return of existing new system and contact us with decision. Examined area of concern by customer. Customer has been experiencing moist sections of wall going from dining room wall/stairwell wall and going up to bedroom wall on next floor. Went to next floor up and viewed humidity marks on walls in top floor bathroom. Marks are unrelated to moisture in walls below. With customer permission, laid dropcloth and began leak search through plastered walls in bedroom and then through wet drywall behind plaster layer. Identified leak on 1/2in copper dedicated recirculating line return. Laid additional dropcloth over stairs and began removing additional plastered wall section to further expose piping. Stopped once I got to solid piping. Unwrapped insulation and removed coat hanger wire from around copper pipes in wall. This is an aged process to stabilize pipes that, over time, has proved detrimental for copper pipes by increasing electrolysis in pipes and eating through firewalls in copper pipes. Arrived on site for a slow-draining shower. The customer showed me the area of concern and explained that by the time they finish taking a shower, the water fills up like a bathtub. I ran water and observed that the shower began to fill up and was draining very slowly. I presented the customer with an investment option to snake the drain, and they agreed. Removed the shower plate and ran a snake down the drain. Within the first 3 feet, the water began to drain. Pulled the cable back and found a wad of hair. With water running, the shower backed up again. I ran the machine again and pulled back more hair. Repeated the process several more times to ensure there was no additional hair in the line. Customer would like poolhouse toilet reset today and customer would like estimate to replace master bedroom bathroom toilet with exact model that is in powder room on main floor. Documented model number and forwarded information for accurate pricing. Formulated immediate investment option to reset existing toilet in poolhouse. Customer agreed. Went to truck and acquired materials. Received information for toilet replacement. Formulated estimate to email customer. Set new wax seal to flange and set new bolts. Set existing toilet and secured to flange. Secured supply hose to angle stop and ensured it was secure to fill valve. Repressured water supply to fixture and tested for proper functionality. Toilet is functioning properly. Ran bead of silicone around base for stability. Floor is uneven. Noticed drip from left side of tank. Inspected and tightened tank bolt. Leak stopped. Replace existing main water gate valve with 3/4" ball valve
Plumbing Maintenance Report Arrived on site for a plumbing maintenance check. Began by flushing the water heater. While flushing, inspected all plumbing throughout the house. While in the basement, I noticed the shower valve was visible and piped with angle stops used as shut-off valves. It was connected with flexible supply lines, and I found a leak at one of the connection points. Conducted a full walkthrough of the house and found no additional issues. I brought the shower valve concern to the customer's attention and provided an investment option to hard-pipe the connections and add proper shut-off valves. The customer agreed. I began by shutting off the water supply to the house and draining the system. Once drained, I removed the supply lines and let the remaining water drain into a small bucket. I then removed the existing flexible connections and started cutting out the old piping and angle stops. I unthreaded the nipples for both hot and cold lines and began new pipe work.
Arrived on site for a customer who reported a broken handle. The customer showed me the area of concern and explained that their mother-in-law was using the shower and may have turned the handle too hard. As a result, the handle no longer turns. The customer had already removed the handle and suspected the cartridge was faulty. Upon inspection, I noticed that the black piece that turns the cartridge is cracked, which is likely the cause of the issue. However, using a pair of pliers, the water can still be turned on and off. I provided the customer with investment options to replace the handle and install a new cartridge. The customer mentioned he is very handy and plans to purchase the parts himself. The technician tested thermostat operations. Inspected equipment cabinets, wiring and electrical connections. Filter is on good condition. Check the air flow, air temperature. Condenser was reading 25/30 and 5/7.5. contactor was also check ( need to be replace). Checked the fan motor. Inspected the blower wheel ( very dirty). Checked the condition of refrigerant coils ( clean outdoor coil with product). Flushed condensate trap. Tested condensate drain pump. Tested cooling cooling operations and performance. Reassembled and confirmed operations. System operating but need: - Capacitor change because reading below the normal - Contactor change - Sure protector ( outdoor and indoor) to protect its sensitive electronic components from sudden increases in voltage, known as power surges, which can be caused by lightning strikes, power outages, or grid fluctuations. - Blower wheel clean to maintain energy efficiency, improve indoor air quality, prevent system damage, and extend the lif

HVAC Parts Install: Returned to install new inverter board. Removed old part and installed new on. After installing cycled system at this system operating normally. Need to collect balance owner not home at time of repair.
Performed maintenance inspection on three HVAC systems: 1. Rheem 2024 A/C System #1 with Indoor 80% Gas Furnace • Inspected air conditioning unit and 80% efficiency gas furnace. • Measured blower motor amp draw at 3.2A, indicating proper motor load within manufacturer specifications. • Checked run capacitor: measured 77.7 μF, confirming proper motor startup and operation. • Checked contactor voltage: 240V/24V, confirming proper control circuit operation. • Control board is functioning and communicating with system properly. • No signs of leakage or corrosion observed. • Flushed and cleared condensate line, cleaned EZ trap, and tested condensate pump for proper operation. • Performed chemical coil cleaning on the outdoor unit to remove dirt and debris buildup. Coils are now spotless and clean, restoring proper airflow and efficiency. • Verified cooling performance with a temperature split of 18°F. 2. Arrived on site and started plumbing maintenance down in the basement. Flushed water heater into floor drain And it immediately backed up. Told customer what had happened and have her a price to snake it. Snaked 7 feet and cleared the obstruction did the rest of the water heater flushing in the floor drain to make sure it was flowing properly. Went around the house and looked at all the fixtures and everything looked okay except a expansion tank not being supported and a shower head which had terrible flow. Brought those to the customers attention. Examined area of concern by customer. Customer concerned about banging noise emanating from water heater. Ran hot water in home and stood with water heater until burner assembly engaged, which took too long, indicating buildup level in tank is high. Heard calcification chunks moving around water heater. Initially thought water heater was 15yrs old due to handwriting on WSSC sticker. Water heater is only 5yrs old. Sump pump in area is inoperable. Doesn’t appear to get much work. In upstairs hallway bathroom, toilet doesn’t flush well due partially failed fill valve in tank. Showed customer. Toilet is a good toilet, just needs service. Flapper is deteriorating. In master bedroom bathroom, shower only gets hot. Inspected and made customer aware shower may not require a repair, if I’m correct and I will assess further prior to any investment options being given. Upon arrival, the customer informed me that there had been a power outage, after which the system failed to power back on. I inspected the system and discovered that the thermostat was displaying a communication fault. Tracing the issue, I found the fault originating from the condenser unit. Further diagnostics revealed that the inverter board was shorted out, preventing the system from operating properly. I informed the customer of the findings, and they agreed to proceed with the recommended repair. I will order the necessary inverter board and return to complete the installation once the part arrives. Returned to install new inverter board. Removed old part and installed new on. After installing cycled system at this system operating normally. Need to collect balance owner not home at time of repair.
Arrived on site to look at the sump pump lines and make sure they were not clogged, the 2 inch line was clear but there was a backup later down the line into the 4 inch line, camera'd the line to see the issue and found that the line was backed up about 18 feet down the cleanout located outside, ran the K-1500 snake down the line for 20 feet and found the head of the snake coming out of the ground, cleared around the head of the snake and found the exit of the drain line, line was completely covered with mud and grass, made a small route for the water to flow away from the house and cleared the rest of the line with the snake, reconnected the 2 inch PVC line that became disconnected previously, informed customer of findings, cleaned up work area and left

After installation, mark and press all fittings, then plug in the unit. Turn the water supply back on and check for leaks. Once confirmed that there are no leaks, complete setup on the customer’s phone. Clean up the work area and remove all work-related materials. Warranty: Includes a 1-year warranty.
Arrived on site to install a new pull-down hose for a kitchen faucet. The faucet had already been shut off from the previous visit. Began by removing the faucet head. Then, from underneath, I disconnected the push-connect fitting holding the sprayer hose in place. Unthreaded the old sprayer head and pulled the old hose out. Installed the new hose by feeding it through and pulling it out from below, then reconnected it to the push-connect fitting and secured everything back in place. Turned the water back on and tested for leaks. As of ticket completion, no leaks were found. Cleaned up the work area and removed all work-related materials. Thank you for choosing Vito. Snaked trench drain behind house
Arrived onsite, customer needed existing washing machine valve replaced so new washing machine unit can be installed. Turned water off to house (noticed main water shut-off valve is gate style valve - advised customer that it should be replaced with a ball/lever style valve). Opened faucets to drain water from pipes. Cut out existing copper pipe and WM valve. Ran new copper pipe to connect to existing and used 2 boiler drain valves to connect to WM supply hoses. Pressed all connections. Turned water back on to house and checked for leaks. Main water shut-off valve was slightly leaking so I tightened the packing nut to make it stop. Quoted customer for new main water shut-off valve and he will call to schedule when ready. Cleaned up and removed all job related debris.
