AC MAINTENANCE ON ONE UNIT. Upon arrival I checked the filter and replaced it with one that the costumer provided. I checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked blower amps and found within specs. I did notice that the indoor blower wheel motor is exposed to any high voltage power surges due to it not containing an ecm surge protector. I checked the evaporator coil and noticed it was rusty. I sprayed micro leak detector on coil and found no bubbles. I also sprayed down the gas line for any leaks and found none. I flushed the condensate line with about a gallon of water to ensure it’s draining properly. I checked ez trap and found working okay: I checked all other limits and safety’s and all wiring and connections were found okay. I adjusted dampers to try and get more air flow upstairs to the top floor. I did want to point out that the temperature split was a little too high. I was getting a temp split of 25 degrees. This is

Main Valve Install: contacted customer so that we can start draining down the building, customer advised me that the building is empty and he is busy so he is unable to drain the building. once on site I advised the customer to start draining down the building. the building took approximately 1 hour to fully drain down. once the water completely drained I started to put out the out existing gate valve. once both gate valves was removed, I starteded to assemble the new ball valves. prefab all fitting and took proper measurements to insure everything will fit back perfectly with no imperfections. pressed all fittings and double check to see if they were pressed. slowly turn the water back on and tested for leaks. no leaks occured. packed up equipment, cleaned work area. and left job site. thanks for choosing Vito 🙂

contacted customer to advise that I'm on site. once in contact with the customer, the customer notified me that Fairfax water came out to check the meter, and the customer was told that their valves weren't holding to get accurate reading from the meter. Upon further I inspection, I can observe that the pipe is 3 inch, so that means the ball valves are 3 inch also. the customer advised me that this is their domestic water coming Into the building. also, he advised that the job can only be done on Saturday when the building is not occupied. customer would also like a quoted price to replace the valves so that he can get approval from management. I advised the customer that I would relay this information with my superiors so that we can get a quote and back on the schedule for repairs. pack up equipment and left job site. thanks for choosing Vito Services for your Commercial Plumbing Facility 🙂

Arrived on the job site. once down inside of the garage, we located the pit in g2. I explained to John that pump number 1 was making a loud noise when turned on. we turned both pumps on and checked amps. pump number 1 amps were solid and not jumping around, meaning that the rotion was correct. check the voltage and got 280 all across the power wires. John advised that pump number 1 should be in good working condition. Unfortunately, pump 2 was not pulling any amps or voltage when checking it the meter reader. reset the breaker panel to try to reset the pumps. no amps or voltage. tried flipping the lead wires over to pump 1 fuse box, but it tripped the breaker. John advised that we would get a fuse to replace pump number 2 with and possibly pull the pumps to check for debri and obstruction. pack up equipment and left job site.

arrived on site, advise customer that we will start setting up equipment to pull the old existing pump and set two new pumps from STH. Once on ground level 2 we started to set up equipment. once equipment was set up we then turned off power to the control box that controls the pumps. once , the power to the pumps were off we started to cut the pump wire. a hook was already set in place over the pit, attach the chain fall to the pre existing hook and and used a extension ladder to get in and out of the pit. once down inside of the pit we used the submersible pump from Sunbelt rentals to pump down the water inside of the pit. attached the chain fall to the old pump and started to bring up it out off the pit. once the old pump was out the of the pit we start to pre assemble the new pumps. took proper measurements to ensure that we line up perfectly. primed and glued all fitting before lowering the pump down into the pit. waited approximately 20 min to allow glue to dry. once the pumps

This was my first experience using VITA and I will definitely use them again. I have already signed up for the maintenance plan. Danny was my service provider and he was the best! He was polite, respectful and informative. He explained to me what he was doing and showed me the units as he was describing what he had found. Danny was very thorough in his inspection of my 2 heating units. A very pleasant experience. Thank you Danny and VITA
