Arrived at location to see the plumbing system down below will be the following issues we saw during our water test. •Unit 1D, 1st bathroom shower leaks from copper 90 on left side, K/S angel stop on the left does not hold. In the first bathroom angel stop on the left does not hold. 2nd bathroom angel stop for the sink on the left side does not hold. 2nd bathroom shower cartridge does not hold. •Unit 1A, bathroom copper stack has a section that needs to be replaced it’s a DWV 2in copper •Unit 2D, first bathroom shower cartridge needs to be replaced doesn’t hold. As well in the other bathroom shower cartridge not holding. Also K/S angel stop valve (right side) not holding. •Unit 2A, K/S angel stop (right side ) not holding, the bathroom angel stop hot and cold for totilet and sink not holding. Shower cartridge does not hold. Also shower copper line right side came out of the soilder cuppling and needs to be reconnected.

Arrived onsite, performed plumbing maintenance check. Customer wanted estimate on replacing master bathroom tub faucet (customer supplied) first. Found multiple areas of concern during inspection. Existing 50 gallon gas water heater is 16 years old (average WH life expectancy is 10-12 years). Quoted customer for direct replacement as well as upgrading to a 75 gallon unit. Basement bathroom toilet flapper showing signs of wear. Also, in same bathroom, both angle valves supplying lavatory faucet have frozen handles and cannot be turned off in case of emergency. In 2nd floor hallway bathroom, customer has double sink vanity, and all 4 angle valves as well as supply lines should be replaced. The valve handles are frozen and cannot be turned off, and the supply lines are soft copper (which can burst easily) and should be replaced with braided flexible supply lines. Sent customer quotes for all 6 recommended tasks.

Furnace on the attic: Air filter was replaced. A visual and operational inspection of the blower motor, blower wheel, gas valve, pressure control, flame sensor, ignitor, evaporator coil, and ductwork was performed. All components were found to be operating within normal parameters. Furnace on the basement: Air filter was replaced. A visual and operational inspection of the blower motor, blower wheel, gas valve, pressure control, flame sensor, ignitor, evaporator coil, and ductwork was performed. All components were found to be operating within normal parameters. Recommendations: Installation of a surge protector for each of the Electronically Commutated Motors (ECMs) is recommended to mitigate potential damage from power fluctuations and transient voltage spikes.

Arrived onsite, was unable to connect existing dishwasher supply line to dual angle valve from under kitchen cabinet. Needed to remove DW panel on the floor by removing 2 screws. Located DW 90 and existing supply line. Removed 90 and installed new DW 90 with 3/8"" compression threads to connect to a new 60"" supply line. Ran new supply line through hole in kitchen cabinet and connected to dual angle stop valve. Turned valve on and checked for leaks. Screwed panel back on. Advised customer that there is an additional charge for the work. Next, turned off main gate valve below meter. Needed to use pliers to carefully turn valve off because it was stuck. Drained water from lines. Cut out existing service valve above water meter. Installed new ball style service valve with drain port. Connected to existing pipe with coupling and new 1"" copper pipe. Turned gate valve back on under meter and finally turned newly installed valve on. Checked for leaks. Cleaned up and removed all job related d

Arrived onsite, performed plumbing maintenance check. Found multiple areas of concern and brought them to customers attention. In powder room, toilet trip lever was heavily rusted inside the tank and needed to be replaced. Replaced trip lever as well as flapper. Under kitchen sink, hot water dual angle stop valve handles were stuck and the entire valve needed to be replaced. Replaced valve but dishwasher supply line has special compression threads that would not connect to valve. Need to come back with adapter to make connection to valve. Customer still has hot water to kitchen faucet but cannot run DW until I return with part. In 2nd floor hallway bathroom, both angle stop valves and p-trap under pedestal sink were leaking and in poor condition. Replaced both multi turn angle valves with 1/4 turn valves, and replaced both supply lines. Replaced p-trap as well. Need to come back with faucet supply lines for bedroom bathroom. • Returned to site due to client’s concern of unit leaking from excessive condensation on evaporator coil. • Found evaporator coil partially cleaned; back side had been missed. I completed full cleaning of coil. • Checked condensate line and performed a drain test – line passed and is draining properly. • Replaced very dirty 16x25x1 air filter with new one provided by client. • Adjusted thermostat up by 2°F to reduce system runtime and help minimize condensation issues. • As of completion, evaporator coil is clean, filter replaced, condensate line is clear, and no leaks are present.

Found bad defrost board more then likely due to a surge or a spike. We will need to order board and replace it , we will also add 1x surge protector to disconnect box due to it being exposed to any high voltage power surges if client approves. The board is under warranty and available. I will quote to replace board under warranty and I will also add surge protector to quote. The client has chosen to move forward just with the board for now. He has given credit card info to purchase board. I arrived today. Replaced bad defrost board and re wired everything back together. I tested and ran the system through its cycles. I called for ac and the indoor and outdoor unit came on. Amps are within specs and temperature split was spot on at 20 degrees. Client has paid in full with credit card.

For this job I did an ac maintenance on a 2019 ac American Standard Indoor unit 2001 trane unit. 2019 evaporator coil has no signs of corrosion or leakage. I got a split temp of 19. Condensate line is draining proper With no issues. Blower wheel is starting to get filthy due to dust cultivating in blower wheel. Blower wheel has an amperage of 8.7. I replaced 16x24x1 air filter provided by client. Outdoor unit 2019 American standard. I noticed coils needs a 1 level chemical cleaning, I made this my recommendation and client is well aware. 45+7 capacitor reading 45mfs in range. Contactor reading 24v/240v. Fan motor is running properly with an amperage of .74. Compressor amp draw 6.5amps.

Arrived at location for a clogged sink, up on the second floor. Checked the sink to see if it backs up. Was not backing up, filled the sink up with water to make it back up and still no back up occured but they seem it back up yesterday night. Ask the maintenance if he wanted to snake it, no he did not think it was necessary if it's not backing up, checked a sink on the first floor to make sure we are all cleared. Did the same method and nothing. Checked for leaks no leaks.

Upon arrival customer concerns thermostat was giving an error. Checked system found no issues with system. Getting 20 degree temp drop. Looked at condenser and found no issuse with components. Found coil are dirty and needs to be cleaned. Informed customer of findings and agreed a chemical cleaning on the condenser coil. After cleaning coil cycled system at this time system is operational.

AC MAINTENANCE ON ONE UNIT. CARRIER HEAT PUMP FROM 2018 Upon arrival I noticed thermostat had indicated Uv light to be replaced. I checked the filter and replaced it with one that the client provided. I checked indoor blower wheel motor housing compartment for any obstructions. I checked variable speed motor amps and found within spec, however the motor is exposed to any high voltage power surges due to it not containing a surge protector. I checked evap coil and found clean. I flushed the condensate drain pan, ex trap safety and condensate pump with approximately 1 gallon of water and added condensate tablets to ensure proper drainage. I checked all limits, wiring and connections and found okay. I took temperatures and got a 19 degree split. I checked the air knight uv bulb and sure enough it was burnt out. The valve inside that feeds the faucet going outside is leaking. I opened the valve and water started leaking. I closed it back up tightly and advised the client that she needs
