AC SPRING MAINTENANCE ON TWO UNITS. #1 Balcony unit is a Bryant 90% high efficiency gas furnace and ac from 2023. Upon arrival the client advised me that he just moved in. This unit is located in the balcony. On top of the furnace I noticed there was peace of the inducer draft motor just sitting there. This is critical because if the inducer motor doesn’t spin correctly it’ll overheat the motor and shut down the furnace. However I proceeded to check the AC unit. I checked the indoor blower wheel motor housing for any obstructions and found none. I checked the indoor blower motor amps and found within specs. I checked evaporator coil and found okay. I checked the condensate line going down to EZ trap and flushed it down with vinegar and I added condensate tablets. I checked all other limits and safety’s and all wiring and connections okay. Gas valve and maintenance agreement. I patched hole to humidifier. We will need to install a humidifier comming winter. Owner is aware. She would like her winter maintenance to be scedualed for. Installed New Dual Air Conditioner / Furnace Unit, Checked AC all Systems Running

arrived on site for a leaking washer machine valve that's leaking customer showed me area of concern and said water started leaking from the packing nut and they tried to tighten but also when they tried to close valve off valve just spins and doesn't turn off. tried tighten packing nut and nut was already tight I gave customer investment options but today customer only pick to replace the leaking valve and customer agreed told customer I will run to the store and come back once back shut main off and drained house once drained took off washer machine hose and removed old valve then taped and dope male adapter and tighten new valve in then connected supply and turned water back on and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note: 40 day warranty on valve replacement

I arrived at my customer home for system working just not performing properly I did a system check and found system working and cooling just not maintaining customer room temperature age of the indoor unit 1999 age of the outdoor unit 2009 R22 heat pump system I recommend a replacement due to age and performance customer said he's a friend of Vito please call for payments

arrived onsite, main line blockage in home with sewage backing up from basement toilet. first, tried to locate cleanout in yard to no avail. pulled basement toilet and set aside. snaked line twice with K-60. snaked approximately 40 feet in total and hit blockage on second attempt at approximately 40 feet. ran faucet and ran water from toilet supply line down flange while pulling back cables. cables got stuck multiple times and blockage was extremely difficult to clear, indicating that sewer line is broken and roots have infiltrated the pipe. nothing on snaking head once out of drain. installed new wax and reset toilet after cleaning off old wax ring from underside of bowl. reconnected nuts and supply line and flushed toilet multiple times to check for proper drainage. cleaned up and removed all job related debris. advised customer regarding next steps - camera and estimate to dig up and repair pipe.

No A/C: arrived found i for unit running outdoor unit it not running. traced wired because no 25 volts to outdoor unit. found common wire not wired to control board. wired common wire and system turns on. outdoor unit fan is raddling pretty bad. minced system off with water only. heavy dryer vent on side of ac unit. system is cooling as of now.

Today, I arrived on site to address heating and maintenance issues. No heat detected; system shutting off and going into lockout intermittently. Found sequence of operations failing at the flame sensor. Recommended replacing the flame sensor to restore heat functionality. Noticed a gas smell while preparing to test for heat. Discovered a gas leak next to the furnace, prompting further inspection. Multiple gas leaks found throughout the exposed basement piping. A plumber is needed for repairs; appliances were not turned off due to the basement being open. Suggested replacing the water heater when the gas piping is redone to reduce overall costs. System inspection for air conditioning yielded the following: AC system operational; 20 split found in good condition. UV light in ductwork functioning properly. Filter is clean and in good condition. Capacitor for the AC is okay, but a mouse had died on it, causing rust. Recommended cutting and refitting the area, plus installing

arrived on site to look at a leak coming from a water fountain in the basement, took off the cover to find the plastic bubbler to have a hole in it, fountain only leaks when the fountain is used, a new bubbler would need to be ordered and shipped, tenant requested possibly removing the fountain in the basement and the water cooler on the 1st floor as they are not maintained well according to the tenant, tried to get in contact with the owners but got no response, will return with appropriate material according to decision, cleaned up work area and left

I arrived at my customer home for a one system heat and AC maintenance outdoor temperature is 62 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees above and below the room temperature in heat and AC mode customer provided all air filters I check all amps and components indoor and outdoor system working at this time. 15 ppm combustion at the gas furnace I recommend a replacement of the full system due to age customer will call when ready.

arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house customer has 3 bathrooms and 1 kitchen in the unit  customer had his home owners association did there plumbing inspection as well as of today inspection found no issues in the plumbing let heater flush for a while longer then wrapped hose up thank you for choosing Vito.

I arrived at my customer business for a one system heat and AC maintenance outdoor temperature is 48 and windy at this time customer like temperature sets in the building at 68 I adjust customer thermostat 5 above and below in heat and AC mode I removed and replaced all air filters flushed drain pipe check all amps and components on the roof supply and return temperature fire damper ductwork systems working properly at this time. please bill customer for four air filter 16x25x2.

Water Leaking Onto Floor: Arrived. Customer said she already had leak repaired by another company.

arrived on site to install 2 new Kohler flush valves started in basement bathroom used shop vac to get water out of tank then disconnected supply line and undid tank to bowl bolts then removed tank notice tank to bowl gasket was wet removed old canister flush valve and placed new canister flush valve in place and place tank back and tighten down and connected supply line and let tank fill, repeated steps for the 1st floor toilet and once done tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note:work warranty for 40 days

arrived onsite, customer stated that water has periodically leaking from water heater T&P valve. however, a brand new PRV was just recently installed, thermostat is set to a normal temperature, and a thermal expansion tank is installed on the WH. tested the T&P for proper operation and did not see any leaking after that. advised customer to keep an eye on it, if it leaks again we will come back to replace it.

New Hot Water Heater Installation: arrived on site to install new 50 gallon gas heater started by shutting water off to house and started draining old heater while draining removed flue pipe and turned gas off and removed union soon has parts runner came with new heater cut out of heater and removed from the pan and removed from the area. then took new heater out of box and started preparing it once done brought new heater down and set in pan tied in gas line and flue pipe first then started working on the water lines mounted expansion tank and bracket once water lines were done marked and pressed lines then turned water on and tested for leaks as of ticket completion no leaks were found lit pilot light and set heater on hot cleaned and all work related materials thank you for choosing Vito. note: 6 year manufacturer warranty 1 year labor warranty

Outside hose Bibb apparently leaked throughout winter and had icicles producing at one point. Attempted to turn handle to no avail. Customer states he is scared to turn shutoff in basement. Inspected basement area and appears to be a straight run to Bibb.. Gave customer discounted investment option to replace gate style valve with new ball valve and replacement of piping at no cost. RETURN TO INSTALL PARTS. Today I replaced the solenoid valve for the humidifier due to previous one being compromised. I took my time to change it, I rewired it back up and tested it and all was okay now. I brought down the client to show them how it works and how the humidistat works. I also replaced the #35 humidifier water panal. While working on the solenoid valve I started to see the cultivation of fungus again around the coils of the unit. This fungus is caused by the moisture and humidity that it pulls. That being said your HVAC unit is supplying the whole house and the fungus that's inside the HVAC unit is circulating back into your air. Observed new shower valve behind shower area in laundry area. Laundry machine staged in bedroom currently. Customer arrived shortly after. Spoke to customer regarding today's service and gave customer investment option to install customer supplied Delta Shower valve today. Gave customer additional discounted investment option to install shutoff valves behind shower to serve laundry box and shower valve. Customer declined at this time. After wall is built, cost will include wall removal to access. Customer declined shutoffs. Water is off in home due to remodeling. Cut out existing shower system and staged. Prepped new shower valve and measured piping for connections. With piping correct, set new fittings in place and set shower valve. Began securing all new fittings to new and existing piping in area.
