Job Description: mens bathroom backed up customer would like camera run - Arrived on site, contacted the customer. once inside of the building the Customer advise me that there’s not a backup occurring, but there is a urinal that is continuously flushing and water is getting onto the floor. The maintenance guy advised me that this been happening frequently and I advised him that the inside diaphragm is going bad causing water to constantly run. I quoted a price for the customer to make the repairs to the urinal. The customer agreed upon the pricing of the job and gave me the green light. I told the customer that I will head offsite to pick up the material to complete the repair. Back on site I advised the customer that I will began replacing the diaphragm. Turn off water unscrewed the cap and disassembled the old one and place the diaphragm in. Tighten down the cap and tested. The urinal is now fully functional and operating normally. Upon arrival i had information that fuse kept tripping when call for cool. I checked and it kept tripping. I went to the roof to Locate condenser unit. I took off the electrical compartment cover, just by looking at components it had signs of ware and over heating. 70/5 capacitor had a low reading. The unit turned on with a delay and a noise came from the compressor making me check compressor with my Megohmmeter I got bad readings on compressor wires coming from compressor. Having a bad compressor can ruin electrical components leading to the fuse turn off. Client will need to replace compressor to then revitalize system to keep it on. I built up some option for our client Option 1 $6419.00 replace compressor ,contactor, and capacitor compressor is not functioning well due to age and condition it needs to be replaced and as well as the Capacitor and contactor due to signs of over heating and low readings Option 2 revitalized system PRICE $7411.00 Revitalized system b
Arrived on site to install a new Toto Drake toilet. Began by shutting off the water supply to the toilet, then drained the tank and bowl. Removed the old supply line and toilet, including the old wax ring. Brought the new toilet in and assembled it. Installed the Johnny bolts and a new wax ring, then set the toilet in place and tightened it securely. Reconnected the supply line and tested for leaks. At the time of ticket completion, no leaks were found. Cleaned up the work area and removed all work-related materials. Thank you for choosing Vito. Note: Work is warrantied for 1 year.
Take apart cleanout Snake from cleanout at least 20' Run water to wash line out Replace old flapper with new flapper and do a dye test Arrived on site and met customer at the door he showed me to the main floor bathroom which had a bad flapper and showed me to the basement where he wanted us to snake out his line as a preventive maintenance. Gave him the price to do those things and he agreed. First I replaced the flapper in the toilet and put a blue dye tab in the tank to make sure nothing was leaking into the toilet bowl. As I was testing that I had the apprentice run the snake downstairs 22' while the laundry tub was running to make sure there was no type of blockage or crud in the line. For this job I did an AC maintenance on a 2023 carrier infinity AC. Indoor unit 2023 CARRIER AIR HANDLER I got a temp split of 20, evaporator has no signs of leaks or corrosion, blower wheel (.33 am) was clean for now, client replaced filter (19x20x4.5), condenser line is draining properly and condenser pump is functioning well, Ez trap has been cleaned properly and working well, control board is functioning well and communicating with system. All heating element is reading within range, all terminals are reading 24v All wires are intact and no obstruction found. OUTDOOR UNIT 2023 INFINITY CARRIER WITH INVERTER BOARD. I noticed unit doesn't have have a surge protector and I strongly suggested to the customer to have one installed to protect system and board from any power surges. Fan amps .59. Arrived on site for a customer who has a disposal issue customer showed me area of concern and and there disposal doesn't turn on flipped switch and nothing came on. Felt underneath and felt reset button came out
AC MAINTENANCE ON ONE UNIT: Checked the filter and found okay for now. I would suggest the client purchase more and replace within a month. I checked the indoor blower wheel motor housing and found okay. Amps found within spec. I checked evap coil and condensate drain pan and flushed it down with approximately 3 gallons of water and added condensate tablets to ensure proper drainage. I checked all other limits and safetys and all wiring and connections found okay. I checked temperatures and found temperatures were off off. I proceeded to check the outdoor coil and found externally dirty and in need of a chemical cleaning. I hooked gauges up and pressure were high. Parts are in good shape and still reliable. I advised the client of todays findings and recommendations and he has decided to move forward with additional work. The work was completed and I took temperatures and temperatures looked good and pressures were back to normal. Moving forward if there’s any questions of concerns p
Arrived at location for a back up sink in the men’s room. Also faucet was lose. Took the p-trap off and ran my k-50 and ran about 24ft of cable. After cleaning up and putting the trap back. Tested with water no leaks or back up occurred. Adjust the faucet just a lose nut and tighten down and now it doesn’t move.

However I noticed indoor blower motor and board and exposed to any high voltage power surges due to it not containing a surge protector. I checked all wiring and connections and all other limits and safety’s found functional. I checked temperatures and got a 19 degree delta T. I checked outdoor coil and hosed it down with water. I checked parts and both the contactor and capacitor are within manufacture recommendations. Amps on compressor and motor are outside , however the outdoor unit is also exposed to any high voltage power surges due to it not containing a surge protector. RETURN TO INSTALL PARTS AND DO AC MAINTENANCE ON ONE UNIT. Humidifier was removed and hole was patched. Condensate pump was replaced with new pump and new spiral tubing. I replaced ignitor for the furnace with a new one. Lastly I added 1x aerus air scrubber to the supply portion of the duct work. Tested pump and flushed ez trap with approximately 3 gallons to water and added condensate tablets to ensure proper drainage. Checked motor amps and found within specs. Checked all wiring and connections and all other limits and safety’s are functioning properly. Checked and hosed down outdoor unit with clients hose. When we installed the faucet we didn't hook up one of the hose connections. No water is flowing out of that faucet - Arrived on site , customer advised me that the sink is leaking when running. Walked into the the kitchen area and opened the cabinets. I can obvserve the dishwasher hose is disconnected from the garbage disposal causing water to leak onto the floor when turned on. I advised the customer that I will have to go to the supply house to pick up the proper material to fix the leak. Went out to the supply house to pick up parts. Returned back to job. Disconnected the power to the dish washer and I carefully pulled it out to disconnect the existing drain tube. Once the old drain tube was disconnected I then fish the new tub through the cabinets and into the back of the dishwasher. Arrived onsite, customer has 1st floor master bathroom toilet leaking from flange into basement below. Went to basement and saw cast iron closet bend serving master bathroom toilet exposed. Flushed toilet and saw minor leakage from flange area. Also toilet leaking from the basement onto tile floor in master bathroom itself. Disconnected water supply line, pulled toilet and removed residual wax (saw that there was no wax left on right side of flange which is where the source of leak was). Installed 2 wax rings - 1 with extra wax and 1 standard. Reset toilet and tightened closet bolts. Reconnected water supply and flushed toilet multiple times to check for leaks. Went to basement and opened up more drywall to be able to better see flange and closet bend. Viewed no leaks from basement when toilet was being flushed above. Advised customer that is the issue happens again, then the flange, closet bend, and piping after will need to be replaced because the flange above is level with the finis
Arrived on site for a customer who needed sensors replaced. The customer showed me the area of concern. He has a Rheem hybrid water heater and stated that he received a notification on his phone indicating an error code. He contacted Rheem, and they recommended replacing the thermistors. Rheem sent two thermistors to be replaced. I presented the customer with investment options, which he agreed to. I began by turning off power at the breaker. I then removed the top cover of the water heater and located the first thermistor. I unplugged and removed the old thermistor, then installed the new one according to manufacturer specifications. I repeated the process for the second thermistor. Once both were replaced, I reassembled the unit, turned the power back on, and confirmed that the water heater is functioning properly at the time of ticket completion. Arrived at my customer home for a one system, AC maintenance age of the equipment 2024 installed by Vito last year outdoor temperature 84° at this time customer adjust thermostat 5° below the room temperature in AC mode. Customer provided all air filters I remove or replace all air filters flushed and cleaned out drain pipe with brush, check all apps and component, indoor and outdoor AC system working properly at this time. I recommend a replacement of customer 1998 oil gas, furnace AC coil. I will provide pricing for replacement today. Customer not in a hurry to have system replaced.

I advised client of todays findings and recommendations and she has decided to go with option #2 that includes maintenance contract for a year and replacing the 40mfd capacitor. Condensate line is draining properly. Condensate pump is functioning properly blower wheel is filthy at the moment from debris and dust Blower wheel cleaning dust and debris. This reduces the amount of air pushed through your vents. Cleaning it restores proper airflow, making your system more efficient. I recommended this my option to client and is well aware. Then, fix leaking valve customer does not want to go with replacement, both tenants are home today - Arrived at the job site. Opened the ceiling to find out where was the leak coming from. Once I open the ceiling I noticed a 1/2" line going up for the radiator. Since is such a limited space I have to cut into the 2" line replace the t band reconnect the radiator up there. First, Kevin, the technician that checked my equipment was excellent. I would request him again in the future. That said, the overall experience was less than excellent. I was told the technician would arrive between 8:00 and 5:00 on July 10. The fact that you can't give a shorter arrival estimate is frustrating. At 4:00, I called the office because no technician had arrived. No one answered so I left a message. When my call was returned, I was told no one would come that day and needed to reschedule for July 11. The fact that no one proactively called me to tell me I didn't need to wait anymore on July 10 is infuriating.

Aaron was sent out to take a look at a failed instant hot water combination unit. I think that the $1300 quoted initially to remove the existing drain and replace it and the p trap is pretty extreme. And I had a replacement pop up drain I provided on site. The tech removed the drain (which was main issue) for $300. Which means your company was asking for $1000 to replace the slip and p trap (in PVC no less). That’s really outrageous. HOWEVER The tech was very respectful and courteous on the phone

Replace Drum Trap and Repipe with PVC $873 / $742 VIP 2. Replace Customer Supplied Pop-Up $454 / $386 VIP 3. Remove Drum Trap and Pop Up $301 / $255 Thank you!
