AC MAINTENANCE: Upon arrival I found unit does not have a filter in it. I checked temperatures and my delta T was not within recommended range. I got a return air temperature of 75 degrees and a supply air temperature of 62 degrees. I checked evaporator coil and found an excessive amount of rust on the coil. The rust can weaken metal causing a leak in the system. I checked drain line and found clogged. Drain line does not have a safety switch to cut it off if there’s any back up or overflows. I flushed drain line with CO cartridge and tested it with approximately 1 gallon of water and added condensate tablets to ensure proper drainage. I checked bower amps and found within specs. All wiring and connections and all limits and safety’s found okay. I checked outdoor coil and found it extremely clogged. A clogged condenser coil causes compressor and fan to heat up, pulling more energy and causing parts such as capacitor and contactor to go weak which at this point it is all happening. The

Examined area of concern by customer. Disposal unit is inoperable. Formulated investment option to replace existing disposal with new Badger5 disposal unit. Customer agreed. Looked at overflow in bathroom tub and there is a screw stuck in it. Cannot remove screw. Will have to go through other unit to access overflow in wall. Recommend drilling out screw carefully and replacing faceplate. If customer requires us to replace, involve Comfort Advisor and building personnel. Removed existing disposal unit and disconnected electrical supply. Staged existing disposal. Prepped new Badger 5 and secured to bracket undersink. Tied in drainage and electrical. Secured dishwasher discharge. Inspected area and all is intact with no leaks present on any connection points. Arrived onsite, customer had leak from underneath kitchen RO filter spigot. Pinpointed leak to black backwash hose. Most likely it is clogged and allowing water to travel back up to underneath spigot from air gap. Customer's existing drain setup with drain and trap inaccessible because of garbage disposal is not ideal for the RO backwash line. Recommended a kitchen drain line rebuild through cabinet with limited access. Customer declined quote and was expecting a quote between $200-$300. Collected dispatch fee.
Job Description: test back flow in pool area gate code 1369 - Tested pool backflow and it failed. Would recommend a total rebuild. While onsite I noticed the sub meter for the pool fill is not working. I will get a quote together for the backflow preventer and the customer should let me know if they want one for the sub meter.
For this job I did an ac maintenance on a 2022 carrier ac Indoor unit 2022 carrier furnace. Temp split 19. I replaced 16x25x1 air filter provided by client. Evaporator coil has no signs of leakage or corrosion. Drain line is draining properly. Ez trap has been cleaned and drain tested. Condensate pump is helping drain properly. Air ducts is polluted with dust and pet dander and will need do be clean soon, I made this my recommendation to client and she’s well aware. UV AIR SCRUBBER is still functioning and keeping indoor evaporator clean. Blower wheel is clean for now. Blower wheel amps 5.1. Control board is functioning and communicating with system. All wires are intact and no obstructions found. Outdoor unit 2022 carrier AC. Pipes are still insulated with no tares. Electrical components are in good shape and good condition. 70mf capacitor reading- 69.0. Within range. Contactor has 24/240v. Fan amps reading .65. Compressor amps draw 9.3. Surge protector is still
Take apart drain under the sink Snake drain until clog downstairs is clear Run water to check Arrived on site and met customer at the door he showed me to his sink downstairs that was backing up Everytime he ran the upstairs kitchen sink it would come out of the bathroom sink downstairs. He had told me they had put oatmeal down the sink earlier and after it backed up he put a drain solution down the sink. Gave him the price to snake his drain and told him to not put either carbs like oatmeal down the sink or acidic drain solution since that can deteriorate his pipe. Snaked 28+ feet from the kitchen sink and cleared the downstairs sink. After I cleared the sink I ran water in both sinks to make sure the blockage flushed away. For this job condensate line seems to be backed up, client said pest control put done chemicals or salt in condensate line, surely enough there was something in the condensate line, I cleared it. I also drain tested it again to see if any blockage continues buts it’s draining properly with no issues.

Arrived on site for a customer who initially reported a clogged kitchen sink. Upon inspection, the customer showed me the actual area of concern—the basement shower. The customer explained that when the lavatory sink is used, it backs up into the shower. I informed the customer that I would first verify whether this is a mainline blockage, as the symptoms suggest. I flushed the toilet several times to observe whether it affected the water level in the basement shower. Although the toilet flushes did not impact the shower drain, we did notice water beginning to leak at the base of the toilet. I attempted to test the angle stop, but the valve was difficult to turn. I shared my findings with the customer. Initially, they opted to only snake the shower, but then decided to proceed with a full service. Shower Drain Cleaning: Began by snaking the basement shower. The customer advised that they would like their three-quarter gas line capped off so that they can install their electric stove. Arrived on site to perform scheduled plumbing maintenance. Began by flushing the water heater. While the heater was flushing, conducted a full inspection of the home's plumbing system. Inspection findings: No issues found with the plumbing system at this time. Inspected the Whole House Ion system installed a few months ago—system is functioning properly and looks great. Allowed the water heater to flush for an extended period to ensure proper maintenance. Once complete, disconnected and wrapped up the hose. Conclusion: All plumbing components are operating normally. Arrived and sent customer proposal for new tankless water heater
Arrived on site for a slow-draining toilet. The customer stated he had attempted to plunge the clog himself but the toilet was still draining slowly. First, I ran water in the sink to confirm there was no mainline blockage. After several minutes, no water backed up into the toilet, indicating the mainline is clear. The customer had to leave for the hospital and instructed me to call once I identified the issue. I called the customer and explained that the toilet needed to be snaked. I provided options, and the customer chose to proceed with augering the toilet. The toilet bowl was full, so I began with the auger. The first 3 feet went in smoothly with no resistance. After extending another 3 feet, I felt resistance—something hard. I pushed through it and began to retract the cable. A pencil came out of the toilet during the process. I flushed the toilet four times to confirm proper operation. Everything is now functioning correctly. Cleaned up the work area and all work-related ma
Arrived on site for a main valve not holding. The customer showed me the area of concern and explained that before leaving for vacation, she attempted to shut off the main valve, but it was stuck. I was able to turn it, but the customer could not. I recommended replacing the main service valve, and the customer agreed. I began by shutting off the bottom valve to the house and draining the system. Once drained, I cut the pipe above and below the valve being replaced. I sanded both ends of the pipe, installed a new ball valve, and marked the fitting depth. I then stubbed out a section on the top and marked it with a slip coupling. Once everything was properly marked, I pressed all fittings into place. Turned the water back on and tested for leaks. As of ticket completion, no leaks were found. First, Kevin, the technician that checked my equipment was excellent. I would request him again in the future. That said, the overall experience was less than excellent. I was told the technician would arrive between 8:00 and 5:00 on July 10. The fact that you can't give a shorter arrival estimate is frustrating. At 4:00, I called the office because no technician had arrived. No one answered so I left a message. When my call was returned, I was told no one would come that day and needed to reschedule for July 11. The fact that no one proactively called me to tell me I didn't need to wait anymore on July 10 is infuriating.

Aaron was sent out to take a look at a failed instant hot water combination unit. I think that the $1300 quoted initially to remove the existing drain and replace it and the p trap is pretty extreme. And I had a replacement pop up drain I provided on site. The tech removed the drain (which was main issue) for $300. Which means your company was asking for $1000 to replace the slip and p trap (in PVC no less). That’s really outrageous. HOWEVER The tech was very respectful and courteous on the phone
