Today, I arrived on site for heating maintenance on a 90% Carrier furnace. System Observations: Furnace exhaust has a pitch issue right after the inducer motor. Minor water heating observed at the exhaust area. Gas union is located inside the furnace housing; it should be relocated outside. Furnace condensate drain had a minor clog. The condensate drain has a bad pitch, leaning back toward the P-trap. Recommended Repairs: Address the condensate drain issues to prevent buildup inside the furnace. A hole will need to be cut for proper repairs. Customer will need to provide pop fittings and glue for the repair. Required materials include: 2 CPVC coupling 1/2 inch 1 CPVC 90 degree fitting 1/2 inch Current System Status: The system is heating properly at this time.
WATER LEAK FROM HUMIDIFIER I arrived on site and called for heat and tested the humidifier. the humidifier turned on And it ran. it drained properly. Hydro Jet Undergroun Pipes At Commercial Complex: We got the hydrojet and camera then went to the job. We worked quite a while in an effort to find the proper path of water inside of the backed up manhole but could not. in addition to the ice and flood water in the manhole I could feel at least a foot and a half of heavy leaf and other debris build up at the bottom of the manhole. I called Saul and told him we needed to get more people involved with more equipment and he said " We've got to get it done!". With that being said, we got it done. Our po number for the " more people" is 107671.
Install Low Water Pressure Switch In North Building: Shut off water and drained pressure off of system. checked the two bladder tanks in east mechanical room. Both tanks were set at 50 lbs psi, that is the same psi the pump's high cut off point which means the expansion tank won't except more water because the bladder is already at 50 psi. Released 22 psi from bladder tanks, tanks are designed to be set 2 psi below cut on point of 30 psi, tanks are now set to 28 psi. Checked bladder tank in North mechanical room, set at 50 psi, lowered to 28 psi. Checked bladder tanks in West mechanical room, one tank was set at 30 psi and one tank at 5 psi. Tank with 5 psi had a bad Schrader valve, replaced Schrader valve with new Schrader valve, filled bladder to 28 psi. Of five expansion tanks only one was excepting expansion, all the tanks are good, bladders don't leak and are now set to proper psi. Installed two new pressure gauges, one on the bladder tanks in the west mechanical room and one in
Booster pumps not pumping. Met with electrician, checked fuses, one fuse was bad, electrician changed fuse. Pressure switches not working, disassembled pressure switch to check for ice, no ice. Changed pressure switches on pumps, pressure switches still not working, points are not making contact. Installed new pressure switch on pump. Pump is working but it is short cycling at times, pressure gauges in water heater room 50 lbs. checked bladder tanks for air. No water at the Schrader valves, which indicates tanks are still good. After electrician makes the switch over to new controllers recommend a water service shut down to check how much air is in the bladder tanks.
Clogged Drains: Snaked the floor drain with K50, then hit the main line which was a 3-inch PVC Pipe and we snaked out to 165-feet. We removed a lot of hair from the line but made sure it was open and cleared when we left. The customer was happy.

NO HEAT CALL I turned the fan on the on position and the fan came on and ran. I than turned it back to AUTO called for heat at the thermostat. The inducer draft motor came on and ran , than it sent a signal to the board and from the board to the ignitor, but the Ignitor never glowed. The gas valve still opened but then shut off. I checked for 115v going to ignitor and found 115v present. I took of the Ignitor and it was cracked in half. I checked the flame sensor next to it and also found it to have wear and tear. Right now the manufacturer is closed but tomorrow morning we will need to order the Ignitor kit that brings the ignitor and flame sensor so we can come back to replace it and get the unit back up online. Ignitor kit $937.00. The client has paid the $120 dispatch fee and is agreeing to the work. I will let Richard know that we need to order parts and contact the client tomorrow morning to confirm.

FALL MAINTENANCE ON THREE ZONES. #1 TRANE Basement unit from 1997 I checked the 20254 filter and found clogged, the client will be responsible for purchasing more and replacing. I called for heat and the system ran through its cycles. At the wind up the blower is pulling high amps. I checked the 10mfd capacitor on blower motor and found it has lost some capacitance to it. I checked the Inducer draft motor and put WD-40 due to the Inducer motor scratching and making a really loud noise. The inducer is failing and can go at any time. I checked Inducer amps and also drawing high amps. The Inducer motor can possibly be failing. I checked and cleaned the heat exchanger. I checked flame sensor and ignitior and found okay. Examined area of concern by customer. Customer has experienced leaks in unit and after prior professionals have been onsite, they determined leak is coming from her shower area bladder and shower area requires replacement with exception of plumbing. Flooring has experienced heavy damage and section has been removed. When customer showers, water is coming through many infractions in bladder, causing wooden framing to show signs of damages and may require to be reframed also. Will forward to Comfort Advisor for opinion on situation and formulate proposal for required process of repairs. Thank you for choosing Vito!

NO HEAT CALL 80% GAS FURNACE GOODMAN UNIT ON THE CEILING. The Indoor air temperature at the thermostat was 67 and it was set to 76. I checked both 18181 filter and found both of them extremely clogged. I reset the unit at the door switch and the Inducer draft motor came on and the pressure switch seemed to have closed but the Ignitor never glowed. I pulled the Ignitor and checked the ohms and it was reading 14ohms. The ladder wasn't tall enough for me to detach the Inducer draft motor and check inside flue for any obstructions. The board seemed to have sent the the proper signal to activate the Ignitor but after clicking the inducer would just shut off and the board will start flashing rapidly on DS1. I checked all wiring and connections and checked voltage. Seemed okay. I came to a conclusion that there might be a control issue. I do recommend a second opinion just to be sure. Thank you for choosing VITO SERVICES.
