Examined area of concern by customer. Son took shower recently and leak presented itself. Spoke to son upon arrival. Made son aware that leak search wasn’t charged in prior visit and I will be performing leak search through wall today. Made son aware there will be NO charge for leak search today. Tested toilet and toilet is no longer contributing to leak. Opened drywall behind tub and viewed water on backside of tub as if it’s dripping in area. Engaged tub and tested overflow. No leaks. No leaks from shoe either. Engaged shower and water immediately is spraying behind tub from back of tub spout. Made son aware spout requires replacement and gave investment option. Parents on phone. Went to truck and acquired materials. Returned inside and removed spout and slip sleeve. Installed new tub spout per manufacturer specifications and tested for proper functionality. There are no further leaks behind tub. Closed drywall and put some tape on to hold in place. Used vacuum to remove drywall dus

Cleaned and inspected the blower wheel for balance and debris accumulation. Gas Valve: Confirmed proper operation of the gas valve during ignition and shut-down sequences. Pressure Control: Tested and verified the pressure switch for correct functionality within specified limits. Flame Sensor: Cleaned and tested the flame sensor to ensure proper flame rectification. Ignitor: Checked the ignitor for proper resistance and ignition. Combustion Blower: Inspected the combustion blower (inducer motor) for proper operation and tested for blockages in the flue system. Ductwork: Visually inspected accessible ductwork for leaks, blockages, or other integrity issues. System Status: All inspected components and system operations are within manufacturer's specifications. Recommendations: The customer was informed of the benefits of a VIP member
FALL MAINTENANCE CHECK ON ONE FURNACE. Checked washable filter. I checked and cleaned burners and hear exchanger. I checked combustion of the system to make sure it’s safe to run and found ppm within safe operation. I checked all parts and found parts to be okay and in good shape. I checked all wiring and connections and all limits and safety’s working properly. Drain line was clear. I checked for any possible gas leaks and found none. Temp rise was 52 degrees. Moving forward I recommend the client considering adding uv protection to the system. Right now there is visible bacterial growth that’s cultivating and circulating back into the air. An air scrubber will keep the system clean and efficient and prolong the life of the system. It’s a UV light that contains a cell and that cell holds oxygen and water molecules, once air passes through that cell those molecules transform into oxidizing molecules that go and kill any air born viruses. I have provided the client with options on im
Maintenance performed on heat pump system. The indoor unit's air filter was replaced. All remaining inspected components, including the contactor, capacitor, blower motor, blower wheel, ductwork, and resistance heating coil, were found to be within normal operating parameters. Recommendations: It was recommended that a surge protector be installed on the outdoor electrical disconnect to protect the system from power fluctuations. Furthermore, an upgrade to an Electronically Commutated Motor (ECM) was suggested to improve efficiency, but the customer confirmed a surge protector is already installed at the main electrical panel.

Re-concrete the sidewalk back to the original level. 6. Haul away all job-related debris. 7. Acquire the WSSC permit and sit for inspection. NOTES: • All work to be performed during normal working hours (M-F) 7AM to 5PM excluding holidays. • Requests for additional work or items requested will result in an authorized change order and additional costs. • This proposal is valid for ten (10) days from the date of this proposal. Arrived at my customer home for a one system heat maintenance outdoor temperature 64° at this time customer like his thermostat set between 65 and 80° in the home. I adjust customer thermostat 5° above the room temperature and heat mode. Customer provided all air filters. I check all apps and components and found inducer fan motor overheating combustion reading 21 ppm blower 3.8 A 24 V gas valve 0.5 amps sensors 0.4amps flames, natural blue burners, normal wear and tear rust on the edges. I recommend a replacement of the inducer fan motor due to overheating or a replacement of the full system. Customer would like to replaced inducer fan motor at this time. Parts has been ordered. Will return my parts get delivered. Customer paid in full. Return to my customer home I removed and replaced one inducer fan Motor check all amps and component indoor gas furnace working at this time customer paid in full
FALL MAINTENANCE CHECK ON ONE SYSTEM INSTALLED IN 2025. I checked the full operation of the system and found functioning properly. I checked and replaced the filter with one that the client provided. I checked all wiring and connections and all limits and safety’s are working properly. All drain lines are clear. The system is burning properly and safely. All parts are in good shape and reliable. I tested the humidifier and found it was working properly. I water panel is in good shape. I checked temperatures and got a final temp rise of 69 degrees. Overall this system is running and performing as needed. There are no gas leaks near the furnace. Moving forward I recommend adding 1x ecm surge protector to the variable speed motor to protect and save against any spikes or surges. The surge protector will protect the board and the motor. I noticed that the outdoor ac already came with one when the install was done. At this time the client had decided to move forward with the ecm surge pr

Arrived on site you met customer at the front door went downstairs and turned off the water at the main and started draining heater into the laundry sink to the right. As it was draining I brought down the new heater and started prepping it. After old heater was finished draining brought it to the outside to let it drain further. Put new heater in place and started piping it in. Had to go get materials from store for gas after gas and flu were complete I piped in the hot and cold side. Put in expansion tank per code requirement. Turned turn water back to the house on and bleed faucets upstairs and downstairs of air. After heater was done filling I noticed that the nipple on the top of the heater was leaking water due to a manufacturer error. Turn water to the heater off cut into pipe and tightened the nipple further. Put couplings back and turned water back on and waited 5 minutes and found no leaks from the nipple went back upstairs and bled out faucets. Turned water heater onto Hot m

FALL MAINTENANCE ON ONE CARRIER HEAT PUMP. Air handler is inside ceiling, had to remove ceiling tile to access. I replaced filter with one client provided. I checked entire operation of the system. I checked aux heat working okay. Temperature rise 45 degrees. All wiring and connections were found okay. All limits and safety’s found functioning properly. I used a 12ft ladder to access the side ladder to get onto the roof. Outdoor condenser motor is over heating, it has visible wear and tear. I checked outdoor components amps and found a little high menacing it’s pulling a lot of energy. This unit is approaching its life expectancy and no longer as efficient as before. The client advised me that her lease ends in August. I would recommend the replacement of the system, these heat pump last form only 10-15 years and this system is from 2011. Parts are no longer under warranty and the refrigerant it uses is no longer made. Phased out. I suggest the client have a comfort advisor come ou

For this job I worked on. Doing a full house Plumbing maintenance for the customer and flushing her water heater to eliminate sediment at the bottom of the tank. Arrived on site for a customer who initially requested a flush valve replacement. Upon inspection and discussion, the customer clarified that what he actually needed was a new flapper. He explained that every time he flushes, the flapper shifts to the side and doesn't sit properly. Inspected the existing flapper and confirmed it was worn and in need of replacement. Presented the customer with investment options, and today, he chose to proceed with the flapper replacement only. Removed the old flapper and installed a new one. First, Kevin, the technician that checked my equipment was excellent. I would request him again in the future. That said, the overall experience was less than excellent. I was told the technician would arrive between 8:00 and 5:00 on July 10. The fact that you can't give a shorter arrival estimate is frustrating. At 4:00, I called the office because no technician had arrived. No one answered so I left a message. When my call was returned, I was told no one would come that day and needed to reschedule for July 11. The fact that no one proactively called me to tell me I didn't need to wait anymore on July 10 is infuriating.

Brandon did an excellent job at flushing out the sediment from my 13 year old hot water heater. This particular job was more complex than in previous years as the sediment did not come out as expected. Aaron was sent out to take a look at a failed instant hot water combination unit. Was very knowledgeable on how they work, how it could be fixed and the economics on whether it was worth fixing or not.
