I arrived at my customer home building 8001 apartment 201 for AC system leaking water age of the system 20 years plus maintenance guy say water was leaking when it was hot and humidity was high outdoor temperature today 76° and ot humidity is low I run the system for 2 hours did not see no conversation on the coils or pipes running down on the floor maintenance would like us to come back on a hot and humid day to confirm late it can be fixed or replace systems working at this time we'll schedule another day and time to perform service.

Contacted customer, advised customer that I will perform and plumbing inspection and also flush the water heater. Walked through the whole home and I inspected every water connection. Recommend the customer to just check on supply lines due to corrosion which can develop pin hole leaks. Everything checks out to be in working condition. Job Description: #101 condensate line is backed up. Arrived at the outside and saw the condensation line was holding back the water I disconnected it inside a sneak anyway k45 once I clean it up I ran water for about 5 minutes to make sure that I was clear that also the tub was clogged so I'll also use a k45 to clean it up. Ran about 10 ft of cable with ak-45 I want to see what's clear I ran about them 15 10 minutes of water to make sure that I was clear once I was done being on my work area collect all my tools.

CLIENT WANTED MAINTENANCE DONE TO UNIT. I arrived on site and called for ac at the thermostat. I checked the filter and found to be okay for now. Indoor unit kicked on I checked indoor blower motor and amps and found within spec. I checked indoor evap coil and flushed it with approximately 1 gallon of water and added condensate tablets to ensure proper drainage. I checked limits and safety’s and all wiring and connections found okay. I took temperatures and got a 15 degree split. I proceeded to check outdoor condenser coil and found dirty and clogged causing air flow restriction which leads to less efficiency. I checked components and found working within manufacture recommended. I checked pressures and they seemed a little high but only because coil was dirty. Everything else checked out however I do recommend the cleaning of the outdoor coil to ensure proper air flow for better efficiency and less energy usage. Arrived for cooling maintenance no ac. System was off because float switch. Water in drain pan. Filter needed to be replaced, drain line was clogged, uv light needs to be replaced. Checked unit pressures. System cooling OK. Subcool is low. Line set not freezing but them of day is not back. System cooling OK at this time. Gas leaking from gas meter. Washing gas to adress.

Arrived onsite, customer has a leak coming from boiler valve. Informed customer that an HVAC tech will be needed for the repair. Customer requests HVAC tech to come back tomorrow morning. Flushed customer's water heater at his request.

With this option, we will address excessively high water pressure in home and install new Pressure Regulating Valve and replace expansion tank to water heater: Arrived. Return visit to install Pressure Regulating Valve, Halo Ion-6 Water Heater Saver and install new Thermal Expansion Tank. Shutdown water system to home and drained. Wall has been opened and there is ample work space. Once drained, cut out section of main service line inside laundry room wall. Prepped new PRV and secured to main service line entering home. With main service area complete, proceeded to utility room and drained water heater completely of water. Cut out shutoff valve and raised on line to enable Ion-6 Water Heater Saver installation. Prepped Ion-6 per manufacturer specifications and secured dielectric unions per manufacturer specifications. Secured cold supply fully. Cut out section of hot outlet to enable expansion tank branch to be built. Mounted tank bracket to water heater and built new branch from tee.

Arrived for cooling maintenance. System kept above 75⁰. After running system for 10 min i relised it was not cooling well. Filter does need to be replaced. Media filter is installed 16x25x4. Replaced 4 months ago and the filter is dirty. Blower wheel and housing on furnace has heavy rust. But operating ok at this time. Blower capacitor is OK at this time. Went outside to ac unit. Ac unit does need a cleaning. Pressures are ok but are low. Subcool is low. System is cooling OK at this time. System is 13 years old.

EVAPORATOR coil has no leakage or corrosion. Condensate line is draining with problem. I noticed air ducts are dirty and need in a cleaning. Client is well aware. Outdoor unit 2023 Rheem defrost board is functioning and communicating with system. 35/5 capacitor is reading 35. CONTACTOR READING 240v/24v. Insulation is still in good shape. Condesor coil are clean for right now I did a little rinse. All wires are intact and In good condition

Return visit to install new outside hose bibbs. Existing ball valve style hose bibbs are misaligned causing both bibbs to leak when not in use. Removed Bibb on front of home and cleaned adapter. Prepped threads on existing adapter and secured new ¼turn style hose Bibb to adapter. Used epoxy putty to seal exterior wall around Bibb piping to prevent pest invasion into home through opening.
