FALL MAINTENANCE ON ONE LENNOX 80% GAS FURNACE FROM 2016. I checked and replaced the filter with one that the client provided. I asked the client if she uses her antiquated humidifier and she said no. I checked the air purifier down at the return where the filters goes and UV light is working properly. I checked and cleaned burners and heat exchanger. I checked for any possible gas leaks near furnace and found none. I checked all parts and found in good shape and still reliable. I checked all limits and safety’s and all wirings and connections found okays. I checked unit amps and found within spec. I checked inducer cap and blower cap and both within working range: temp rise after about 20 minutes was 55 degrees. I left the thermostat set at 68 degrees where the client prefers it to be. Overall this furnace is working and heating without any issues. Recommendations: Continue annual maintenance contract.

Examined area of concern by customer. Rheem Gladiator Electrical water heater is giving a malfunction code of 5 flashes for Service. Downloaded app and water heater is not communicating. Contacted EcoNet Tech support and went through process with Support. Home currently has hot water. Manufacturer is sending out new Circuit Board for replacement. Gave customer investment option to replace board when delivered. Customer agreed. Board should be delivered within 1-2 business days. Customer will contact when part is in hand. 1988 Gas Furnace Model- 58CS1CO-JA Serial-1390A01137 Overall System Condition  Operational – But aged and worn  The furnace is currently running properly and safely. However, due to its age (manufactured in 1988), it is well past the average life expectancy of 15–20 years for gas furnaces. While it continues to function, most internal components are heavily worn, and efficiency is significantly below modern standards. Planning for replacement in the near future is strongly recommended. Thermostat  Pass – Functional, but outdated.  Thermostat is operating correctly, but newer smart models can improve comfort and energy efficiency. Arrived on site and started plumbing maintenance by flushing the water heater into the backyard. Customer showed me to an issue of her fill valve, making a very loud screeching noise gave her estimate to replace it and she agreed turned off water to the toilet and replace the fill valve and also put in a new supply line. Turned water back on toilet check for leaks and found none. Made sure water was appropriate level and it was. After I was done with that, I looked at the rest of the house and everything looked all right gave customer estimate on putting in a new main service valve for her house since the one that she has is very low to the ground and also kind of hard to turn. Cut off for hose bibs for the winter took off the back hose. The front hose I had trouble with because it was rusted in tried taking off with channel locks, and that did not work either. Arrived at location to snake out kitchen sink drain, the sink was full of water had to vacuum the water out before snaking. After vacuuming the water out. I took the trap off and noticed grease shape rocks in the trap. Still snaked it and ran 35ft and pulled back a large ammout o grease on my cable. After that I clean up the mess before putting the trap. Then put the trap back on and tested to see any leaks no leaks has occurred. The dishwasher drains into the garbage disposal but it’s seems like it needs to be replace due to water coming out from the door .

I arrived at my customer home for a system, not heating. I did a full system check and found no power to the equipment and electric element was rewired by another company rewired a small system. Check on Amson component system is working properly at this time supply temperature 101° and rising customer thermostat set and 95° in home.

Arrived on site for a kitchen sink backup. Checked in with the front office and was informed that Unit 102 was experiencing a kitchen backup. Went to the unit, confirmed the blockage, and began setting up snaking equipment. Once set up, I took apart the P-trap and let the water drain into a small bucket. Then, I began snaking the line—ran a total of 3 cables (22 ft). Before adding the 4th cable, I attempted to pull the cable back and noticed it was difficult to retrieve. After some effort, I was able to pull the cable back and observed a significant amount of grease on the line. To prevent the cable from getting stuck further, we opted not to run the 4th cable. Reassembled the drain and tested for backups. As of ticket completion, no backups occurred. Cleaned up the work area and removed all work-related materials. Thank you for choosing Vito.

Service Performed: Performed scheduled heat maintenance inspection on 2018 Lennox heat pump system. Upon arrival, the customer reported that the home was only being heated by the emergency (auxiliary) heat and that the outdoor unit did not appear to be running. Inspection Findings: Outdoor Unit (Heat Pump): The compressor was non-operational upon arrival. Verified proper voltage to the outdoor unit. Capacitor tested within spec; contactor is functional. Control board receiving 24V signal, but compressor is not engaging. Checked compressor windings; resistance readings were inconclusive and indicate a possible internal fault. No signs of refrigerant leak or line damage at visible points. Outdoor fan motor is operational. System is approximately 7 years old and out of manufacturer warranty (if not extended). SCOPE OF WORK 1. Break up floor and excavate down to 3”waste line in trash room to expose pipe approximately 15’. 2. Remove section of bad cast iron pipe that has a belly in it with an obstruction. 3. Install 3”pvc pipe with fittings ferncos and sheer bands to replace old pipe. 4. Install pipe on a bed of gravel to help maintain grade and prevent any future bellies. 5. Have W.S.S.C. inspection on the new work. 6. After inspection back fill ditch and patch concrete floor. 5. I waited from 8 am until 3pm ...I received several messages the Technician was on the way. Once he arrived I showed him the problem Garbage Disposal, he checked the unit asked if the I had checked the Fuse panel? I had and there were no tripped fuses......He went to his truck came back said it would be $800. I declined the service and paid him $50 for coming out to my residence.
