Arrived at location for customer hearing a leak occurred underneath this crawl space. After getting maintenance to open the door for us we crawled in the space and checked for all the pipe and made sure no plumbing is the actual cause of this calls. No leaks Was found.

Arrived onsite, customer had a leak from clicker drain nut and chrome tailpiece nut connecting clicker drain to p-trap. Removed pedestal and tightened plastic clicker drain nut. Chrome nut connected to p-trap was cross threaded so I unscrewed it, applied pipe dope to threads, and re-tightened nut. Ran faucet to check for leaks. Leak was fixed, but eventually the sink starting backing up. Removed p-trap and had to use wet-dry vac to suck up all the water. Removed all water and debris from floor and reconnected p-trap. Moved pedestal back under sink in proper position. Advised customer that the sink drain line will need to be snaked. There is an access panel in the wall behind the sink with a Fernco. More drywall will need to be cut out to remove the Fernco and snake the line. Need to come back tomorrow morning to snake and clear line. 10/8/2025 Arrived onsite, cut out drywall behind bathroom to access more of sink waste line. Disconnected existing Fernco and recommended cutting out

FALL MAINTENANCE ON TWO UNITS. #1) Rheem furnace installed in 2023 I checked indoor variable speed motor and noticed its exposed to any high voltage power surges. Blower amps found within specs. Parts are in good shape and reliable. Burners were cleaned heat exchanger was checked. All limits and safety’s working properly. All wiring and connections found okay. Humidifier working properly and so is the UV light. Temp rise. 53 degrees. Moving forward I recommend adding 1 ecm surge protector to the indoor variable speed motor to protect and save it from surges or spikes. #2) Mitsubishi mini split. Checked blower wheel and cleaned washable filters. Temp rise 55 degrees. UV light on mini split working properly. Condensate line free. Outdoor disconnect box needs a surge protector due to the entire hvac system outside being exposed to surges. Wiring and connections are okay. Limits and safety’s also functioning properly. The blower motor assembly and blower wheel were inspected for proper operation, balance, and cleanliness. They were found to be within manufacturer specifications. The gas valve was tested to confirm proper function, pressure, and safety lockout operation. The pressure switch was tested to verify safe and correct operation. The primary purpose of the visit was to complete a scheduled heat maintenance, but the AC concern was also addressed during the same visit. Customer dugup ground to discover a drain pit underground with a grilled top. Box is clogged. Customer states line goes to creek on other side of road. Removed top to box and pulled massive amount of roots from box. Gave customer investment option to run cables through line for approximately 105ft. Customer declined drain cleaning. Don’t know materials underground but, per customer, there is pvc coming from box, but it is corrugated pipe in area crossing the street. Spoke to customer regarding digging up line and customer declined. While pulling roots from drain box and animal peeked its head up from underwater. With line now draining and not overflowing from box, communication is good with creek end. NO AC WANTED SYSTEM CHECKED. Another company had been here prior. After todays inspection the ac was running however there are a few things that are concerning such as the fungus inside the system. The fungus has contaminated mostly the entire air handler. This happens with time due to the moisture and humidity that the system pulls and also due to poor maintenance. The fungus is just circulating back into the air. I also noticed that the blower motor module is loosing strength and over heating. I noticed that the evaporator coil is dirty and clogged and needs a deep chemical clean. The evaporator coil was replaced back in 2022. Temp split was 17 degrees. Outdoor condenser coil needs a deep chemical clean for better efficiency as well. Once the unit starts up it’s winding sounds very nasty and loud. The older these systems get the more boost they need to start up and push refrigerant up a long line set to the attic. Parts are no longer reliable and have visible wear and tear on the

HEAT MAINTENANCE ON ONE 90% HIGH EFFICIENCY GAS FURNACE. I called for heat at nest thermostat and the unit ran. I checked the inducer draft motor and found it pulling very high amps and meaning it’s heating up. I checked flue vent pipe and checked combustion and found reading 90ppm. Once over 100ppm that’s an indication that the unit is heating up and not burning properly, which can lead to a cracked heat exchanger. The burner assembly is no longer in good shape, this will cause low performance and the unit will pull a lot of energy. I checked the flame sensor and ignitor and found both parts have visible wear and tear. I checked the indoor blower wheel motor amps and also found pulling high amps but it’s due to the squirrel cage being full of dirt and debris. It only takes 1/8th of an inch of that dirty and debris to start cutting your heating and cooling by 30% I checked the humidifier mounted on top of the ac coil and found leaking water. Once he arrived I showed him the problem Garbage Disposal, he checked the unit asked if the I had checked the Fuse panel? I had and there were no tripped fuses......He went to his truck came back said it would be $800. I declined the service and paid him $50 for coming out to my residence.
