upon arrival of home I flushed the 50 gallon gas heater. customer said that HVAC department told him they would fill grout in opening near unit .
Arrived on site and met engineer at the loading dock he took us up to the 6th floor where the heater is. I realized I needed material for the job so I told the engineer I would go to the supply house and be right back. after I came back with the material I started draining the heater and disconnecting the fittings. when I took the old Heater out and tried to put the new one in I realized the new heater was a little to big for the door frame and it would need to be removed. I told the maintenance man my findings and he told me he would have somebody out tomorrow to remove the door frame so we could put the heater in. cleaned up work area and put the new heater in a vacant unit. we will return tomorrow to finish
arrived for heating maintenance 2 zone system. water zone heating systems. Will only charge $120.00. water zone heating system. pulled cat hair from system but they operating properly. system operate properly.
Call to do maintenance on 2017 90% Furnace/AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean. Changed air filter and checked water panel. Performed combustion analyzer test and found system within specs. Recommended adding Air Scrubber to system to clean air ($1100). Final cycled system at this time system is operational.
Today, I arrived on site for heating maintenance. Detected a gas smell at the door upon arrival. Informed the owner about the gas odor. Found a gas leak at the union due to space constraints. Removed the union and installed a flex line outside of the furnace housing. Tested the ignitor; it is within specifications. Checked inducer amps; readings are within range. Inspected the blower wheel and housing; both are free and clear of debris. Checked condensate pump operations; functioning properly. Confirmed that the system is heating properly at this time. used cupon on this location.
FALL CHECK HVAC FURNACE checked and replaced customer supplied filter 16x25x1, checked indoor blower motor and wheel found no ecm motor surge protector, cleaned and checked burners and heat exchanger, cleaned flame sensor, checked inducer draft motor and flue pipe, checked all safeties and limits , checked temperature rise 35-65 , return air temperature 67 , supply air temperature 122 , GOODMAN MODEL NUMBER GMES801005CNAA SERIAL NUMBER 2007076744
arrived on site for a plumbing inspection started by flushing heater while flushing floor drained backed up awhile running water in Landry tub customer brought to my attention also he wanted to replace the Landry tub as well brought to customer attention the floor drain and qouted to snake and customer agreed started by setting up snaking equipment and started snaking the floor drain went the full 8 cables(60ft) when pulled cables backed had hair on the end of the head ran water and lined was still backed up. took apart Landry tub p trap and started snaking went 60ft again and pulled cables backs and had a bunch of grease on the cable connected p trap again and tested for back ups as of ticket completion no leaks nor back ups occurred cleaned up work area and all work related materials left customer investment options for the Landry tub and said he will get back to us about that thank you for choosing Vito.
Today, I arrived on site for heating maintenance on a Lennox 80% furnace. Inspected the heat exchanger housing, which has been leaking condensation. Found two screws that keep spinning; documented with video. Other screws are secure and holding tight. Identified the two spinning screws as the source of the condensation leak. Inspected the blower wheel and housing; both are in good condition. Pulled and cleaned the flame sensor. Inspected the ignitor; it is functioning properly. Checked the heat exchanger; noted one burner tube with deep black marks. Took pictures of the heat exchanger for future reference in case of failure. Confirmed that the filter was replaced by the owner. Inspected the safety features in the system; all are functioning correctly. Verified that the UV light is operational at this time.

I arrived at my customer home for a two system heat maintenance outdoor temperature is 56 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees above the room temperature in heat mode customer provided all air filters I check all amps and components indoor = Carrier systems = 115v furnace power input drawing 6.9 amps, inducer fan motor drawing 0.8 amps, gas valve drawing 0.5 amps, blower fan motor drawing 6.2 amps, control board good, control wires good, 15uf run capacitor reading 14.5uf, 24v roll out flame sensor reading 0.4 amps, high limit switch drawing 0.4 amps, flame sensor clean, secondary coil clean, secondary drain pipe clean, flame's blue, furnace cabinet clean, 8 ppm combustion test. Attic - fan coil 240v power input, 10kw drawing 16.9 amps, blower fan motor drawing 6.2 amps, control wires good, control board good, wet switchs, drain pan clean, filters clean, contactor good,

arrived onsite, met Antonio who showed me leaking hot domestic pipe in pump room. cut out surrounding insulation and made material list. Jason to send proposal to management for job. building shutdown will need to be scheduled as well.
arrived for heating maintenance furnace 90%. replaced filter provided by owner. replaced humidifier pad provided by owner. inspected humidifier operations. inspected furnace temp rise to be within range. temp rise 65. cleared condensate trap. minor debris. inspected blower wheen and housing ro be free and clear of debris. pulled and cleaned unit flame sensor. inspected surrounding areas around the furnace. system operating normally at this time. open damper to there respective heat opsition.
I arrived at my customer home for a thermostat not working as I was about to remove service door the system turned on I checked all wires and wire nuts and find wires not connected properly I reconnect all the wires check the AC and heat systems working properly at this time

installed 8 inch draft hood and pipe and ran wire for fresh air damper from draft hood to the basement and tied all wiring in and tested out equipment and checked for proper operation
Humidifier Is Leaking: arrived. found the nut on humidifier solenoid leaking on the to the unit side of solenoid. tighten nut test humidifier. all good. no leak
arrived at the job site for the leak and notice the leak coming from the spantion tank had a pinhole on it.since i didnt have one on the truck i went to the storr to get one when i got back to the job site they home owner had contacted jf plumbing to replace it. I went have to speak with the tenant to explain to her what had happened and she told me it was better if the home owner people do it because that what she wanted. I collected my stuff and left.
arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house tested house pressure and house pressure is at 65psi which is good water pressure while inspecting customer brought to my attention that she smells a egg like smell from her faucet when she runs the hot water tested and confirmed the eggs smell meaning the anode rod is going bad on the heater found no other issues in the plumbing system today. talked to customer about water quality and for a h2 Zero mini 3 and about replacing her anode rod customer said she will need tike to think about the mini 3 but wants to replace andoe rod today started by removing foam and notice I didn't have the right side socket then let customer know and went out once back broke free old anode rod and removed and rod is in bad shape went to supply house and get right anode rod once back in site placed new anode rod in place and tighten down then turned water back on and airs system out once

Leaking Hose Bib: Arrived at location, Customer advised a pipe was leaking. Pipe was leaking from compression nut, Customer wanted it cut and capped off line. Put 1/2 Shark bite cap and checked for leaks. No Leaks at this moment. Cleaned up our area and left.
Gas Line Conversion, Cap Off Flex Line: upon arrival of home I noticed that there was gas line behind the stove that needs to be capped because the customer is switching over to electric. with the customer consent I removed the gas line above gas valve and capped valve. customer said he wanted valve to stay to make accessible for future buys who may want gas. checked all components leaks and found no further failures.
arrived onsite, removed existing kitchen faucet and installed new Delta faucet. ran faucet and checked for leaks and proper operation. asked tenant if she would like faucet that we purchased to be installed and she responded with "it's not my decision". hole for sprayer was too big so did not install sprayer. we can come back and put a silver cap in that hole for aesthetic purposes. went upstairs to bathroom and removed existing faucet. installed new faucet and checked for leaks and proper operation. tenant refused to remove belongings underneath bathroom sink so I put them back under the cabinet as they were when I arrived onsite. cleaned up and removed all job related debris. tenant disappeared upon completion of job so could not show her new faucets.
