Bathroom faucet repair. Examined area of concern by customer. Delta widespread faucet is leaking in bathroom. Inspected faucet and assured customer she doesn't require a new faucet unless she wants one. Existing faucet can be rebuilt with no leaks. Gave customer investment option for required process of repairs. Customer agreed. Went to truck and acquired materials and returned inside. Removed hot and cold stems and replaced seats and springs. Inserted new Delta stems and hot side is fine. Cold side still leaks. Went to supply house and acquired materials and returned onsite. Removed cold stems and secured new stem per manufacturer specifications. Tested for proper functionality and there are no further leaks on fixture. Estimate to replace drain line to booster pump: customer informed us that they had a booster pump that was leaking and that they wanted a drain ran from the pump to the floor drain. once on site I contacted the engineer. the engineer showed me where the pump was located which was in the basement in the pump room. I observed serve the pump to have a small leak coming from the bearing. contacted Jason to advised him that hole where the leak is coming from is 3/4 but unfortunately it's not threaded. came up with ideas to try to install a drain under the pump to catch the leaking water. turned on the pump to see how the water was leaking and how fast it was leaking. once the pump was on it started to spray water out instead of drip. I contacted Jason to advised I believe this pump has a seal fail. sent a video and we both agreed that a drain wouldn't help. the pump would need to be repaired. contacted the engineer and explained to him that a drain wouldn't help in this situation due to th
Today, I arrived on site for heating maintenance. Found a bad receptacle next to the furnace. Recommended replacing the receptacle. Noticed two UV lights connected to the receptacle are fried. Unable to secure the screw back in the receptacle box; taped it for safety. Attempted to wire the UV lights to an extension cord, but the ballasts are also bad. Suggested replacing the UV lights. Checked the water heater; observed some dilation around the back, indicating potential melting. Noted there may be some backdrop issues. Confirmed the system is heating properly at this time.
Performed fall maintenance on furnace in a customer's basement. Checked all drains and humidifier filters, the system's filters were changed. I also cleaned the flame sensor and ran equipment and checked for proper operation.
Plumbing installation for a sink faucet. Examined area of concern by customer. Customer's existing faucet in the kitchen is an aged Delta model that constantly drips. Gave the customer investment option to replace the faucet with a new Olympia Gooseneck faucet. Customer approved faucet. After customer removed the items under the sink, I removed existing faucet with minimal issues. Set deck plate and secured. Set new faucet and secured to countertop and plate. Secured water supplies and assembled spray hose connection. Tested faucet for proper functionality and faucet is fully operational at this time. Plumbing repair. Examined area of concern by customer. New toilet installed in recent months is malfunctioning. Inspected toilet and immediately viewed trip lever loose and blocking float to fill valve. Assured customer today's visit is under warranty and at no cost to her. Reassembled trip lever, adjusted chain length on AquaPiston and set water level in tank cm lower to avoid overflow into AquaPiston. Tested multiple times with no further malfunctions. Replace Domestic Water Line in Multi-Family: arrived onsite, isolated domestic hot water supply line by locating nearby shut off valves. turned off power to pumps and turned off cold water. waited for building pipes to drain. cut out existing 2" and 3" copper pipe. cut open ceiling in hallway in order to access pipe from there. replaced pipe and pressed all connections. turned water back on to building and checked for leaks. cleaned up and removed all job related debris.
Examined area of concern by customer. 50g Rheem 6yr old water heater is leaking from 2 sources. Drain is constantly dripping and there is a leak from side of body. Tightened drain to stop drain from leaking. Water heater requires replacement. Documented area and flue to water heater will require replacement up to B-Vent. Recommend HVAC Dept review site documentation or come onsite to give accurate investment option to replace B-Vent and exhaust back to furnace. There is a flexible gas line supplying HVAC unit also and requires hard piping. Spoke to owner and he would like all options presented. Formulated options for new water heater and flue. Today, I arrived on site for heating maintenance. Heating System Inspection: Checked the water source coil. Assessed system circulator pump amps. Confirmed blower capacity is good. Filter condition is satisfactory. Water Heater Evaluation: Inspected the water heater. Noted that the gas header needs to be re-mounted due to leaning and excessive movement. Discovered a gas leak at the water heater. Removed the union, doped it, and re-secured to fix the gas leak. Recommendations: Suggested adding drain pan tablets during summer. Advised modifying the drain line to include a proper clean-out, as the unit was installed without one. System Status: Confirmed that the system is heating properly at this time.

New Dual Heat/AC Furnace Installation: changed out furnace AC and coil
Drain Line Is Leaking: arrived on site to look at a leak from a tub that was leaking down into the basement, the drain cap was leaking and the trap was cracked, went and got a new drain cap and replaced the p trap with PVC, once repairs were done checked for leaks, no leaks found, cleaned up work area and left
I Arrived at my customer home for a one system heat maintenance outdoor temperature is 45 degrees and raining at this point customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees above the room temperature in heat mode and humidity stats at 45% as customer requested I check all amps and components indoor gas furnace working at this time.
arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house tested house pressure and house pressure is at 60psi then inspected all plumbing in the house and as of today inspection found no issues in the plumbing bathrooms have been renovated 2 years ago then let heater drained out for awhile longer and wrapped hose up thank you for choosing Vito.

I arrived at customer home for a reservice from last technician I cut and removed drain pipe flush drain pipe with CO2 cartridge and a gallon of water reconnect pipes flushed again with water and startup system working at this time.
I arrived at my customer home for a one system heat maintenance outdoor temperature is 48 degrees and raining at this time customer adjusted the thermostat five degrees above the room temperature in heat mode for me customer provided all air filters I check all amps and components indoor - 115v furnace power input drawing 6.3 amps, blower fan motor drawing 5.8 amps, inducer fan motor drawing 1.7 amps, clean flame sensor, ignition drawing 1.9 amps on startup, burners clean, flames burning blue, gas valve, roll out flame sensors, control board, control wires, supply temperature above the coil is 134.2 degrees, return temperature above the filter is 79.5 degrees carrier 80% gas furnace working at this time.
I serviced 2019 gas furnace 90%. I cleaned drain port and tested condensate pump. I checked all rollout and high temp safeties, ignitor is reading 55 ohms. I cycle system in all stages of heat. return is 68 supply 132. I cleaned flame sensor and checked inducer cap 4.8/5 , inducer amps .51, blower 4.83. I replaced 16x25x1 filter and tightened damper in open positions. I checked 24 volts at control board and tightened connections. co combustion analysis was completed stack temp 118, 9.2%, 55ppm. I cleaned flame sensor and checked ignitor 48 ohms. inducer is .41, blower is 5.07. inducer capbis low I replaced with new 5mfd. return is 72 supply is 124. I checked all rollout and high temp safety switches. I checked 24v at transformer and at control board and tightened loose connections. I also completed co combustion stack temp 328, oxygen 9, co 36 ppm. dampers are in open positions. I also installed two co detectors one in basement and other on bedroom floors. I serviced Lennox 80 gas furnace. I cleaned and checked micro amps at flame sensor 3.1. ignitor ohms is 50. I replaced both filters provide by customer as well as humidifier pad also provided by customer. I opened water line and tested humidifier operation and left it to setting 5. I checked all rollout and high temp safety switches. I took amps on inducer .60, blower 3.71. I checked 24v at transformer and control board and tighten all loose connections. return is 71 supply is 129.3. co combustion stack temp 318, oxygen 11, co 71 ppm. Clogged Toilet: Examined area of concern by customer. Toilet in upstairs bedroom bathroom, immediately to left, has backed up periodically. Toilet has been changed and backups still occur. Toilet is currently clogged. Spoke to customer regarding process to restore flow in area. Ran sink and shower exuberant amount of time and neither is contributing to toilet clog. Clog appears to be local. Forced air through toilet trap to no avail. Toilet still clogged. Ran closet auger through toilet and extended through closet bend. Toilet is still clogged. Attempted numerous times to no avail. Made customer aware toilet will require being pulled to access sewer stack, where clog is believed to be located. Contacted office personnel for dispatch of helper and began prepping area for work. Laid out drop clothes from work area to stairwell to protect property. Recovered water from toilet and removed bolts. Helper arrived and staged equipment in area. Helper pulled toilet and staged where I designated
NO HEAT RADIANT FLOOR SYSTEM customer said it's making alot of noise, checked pressure temperature gauge found not enough water in the system, the pressure reducing valve and back flow preventer found female adapter, will need to replace back flow preventer, replaced part water psi is set 20, bled all zones, checked operation boiler floor heat is working heating fine. Service Heat: I replaced customer 16x20x1 filter. I checked drain safety. return is 73 supply 115. 5 mfd reading 4.4. I recommend replacing ($265). water pump amps is .46 good at this time. blower amps 5.39. I checked voltage at relay and transformer as well as control wiring and tightened down loose connections. tspec water source unit is heating properly at this time. Humidifier Not Working: checked humidifier found unit low voltage wiring incorrect also GFIC outlet not wired properly rewired both low and line voltage checked humidifier operation from econet thermostat demonstrated how to adjust the humidity by using the thermostat with customer all checks good
