Arrived on site and met customer at the door she led me first to her kitchen where the garbage disposal wasn't working. Then she showed me downstairs where she had a broken drainine for her washing machine and whenever her sewer pump would turn on it would start coming up from the lid. I started at the garbage disposal and replaced it with a new 3/4 HP disposal after putting it back together it started leaking from every single connection nut. Told the customer the best thing to do would be to repipe the drain and I quoted her on that. Went to the supply store and got materials and came back and re piped the drain. Ran water down it multiple times with the disposal going to make sure it was draining correctly. Went downstairs to check the pipe in the ceiling and I had seen that it wasn't glued in properly and had came out while I was repiping the drain. Glued the pipe back in and tested more times and found no leaks. Cleaned up work area and showed the customer what I had done. Thank

Arrived on site to address a leak in the wall of room 205 on the 2nd floor, engineers cut open a hole in the wall to give access to the leak, leak was coming from a coupling and leaking down the pipe, almost all pipe heading down into the floor was extremely corroded, couldn't get access to the room downstairs, found a relatively clean spot to cut near the leaking coupling, shut off water to the line and drained the line, cut out about 8 inches of pipe and replaced it with new copper pipe, turned water back on and tested for leaks, no leaks found, cleaned up work area and left
Arrived on site for a clogged tub. The customer showed me the area of concern and mentioned that the tub drains very slowly. I ran the tub, and it filled up quickly without draining properly. I quoted the customer to snake the tub, and they agreed. I removed the overflow cover and began snaking. After a while, I noticed I couldn’t get past a certain point. I accessed the panel and discovered that a few feet in, there was a galvanized P-trap. I also found that the pipe was leaking. I called the maintenance man to ask whether this issue falls under the property's responsibility or the tenant's. After discussing, he advised me to wait until Monday when the property list is updated to determine if it's the property’s responsibility, the tenant's, or a shared cost (50/50). I went downstairs into the storage unit below and confirmed the source of the leak. I informed the customer that we will wait until Monday for further clarification on responsibility. Cleaned up work area and related m

During the recent maintenance visit for your one-zone HVAC system, we conducted a comprehensive inspection. The condensate drain line was successfully flushed and cleared, and the blower was cleaned as it was found to be dirty. A filter was replaced, which was provided by you. It was noted that duct cleaning is overdue, as indicated on a prior service sticker. We inspected the outdoor condenser unit, confirming that the contactor and capacitor are operating within the required specifications. However, the condenser coil was excessively dirty, and we recommend scheduling a cleaning, followed by a refrigerant charge check. Additionally, while no initial issues with the AC unit were reported, we identified and resolved a problem with the thermostat.

I asked the customer if she had continued using water normally, and she confirmed that her routine had not changed and nothing appeared to be leaking. I ran water during my visit and confirmed that, as of today, no leaks are present. While on site, the customer asked if I could tighten her kitchen faucet. I provided an investment option, and the customer agreed. Using a basin wrench, I attempted to tighten the nut, but the faucet was still moving. The technician previously replaced a single-handle faucet fixture in the master bathroom shower last summer. With this cold winter, I couldn't get the shower water hot enough. The water could get warm, but not hot, even with the faucet turned to the maximum hotness. The technician removed a piece inside the faucet that limited the hotness of the water. Now, the water can be adjusted for a hotter shower.
Hi David - Great to know Vito was able to help fix your shower. Thank you for letting us know and for the 4-Star Review!
