The technician visited the customer's location for scheduled spring maintenance. During the inspection, several issues were identified. A humidifier was found on the floor and a gas leak at the water heater was detected, particularly at the union joint. It is recommended that the gas union be replaced and the water heater restarted, noting that it may not relight on the first attempt after shutting off the gas. Cleaning of the spark assembly may be necessary, potentially incurring an additional charge. The upstairs unit, which experienced airflow issues due to the fallen humidifier, had its first-level thermostat turned on to identify the problem. While the evaporator coil appears to be in acceptable condition at this time, there was a significant amount of debris noted within the unit's drain over the inspection period. Returned. Replaced control board and cleaned system with water. Looked over some things needed for upcoming winter maintenance. Like a dryer vent cleaning. When I come for winter maintenance. Need bring a full cover suit to go in crawl space and clean dryer vent. System on and running.

During our recent visit, we identified a water leak from the unit, indicating the need for maintenance. The current system comprises a 2020 90% furnace and a 2013 air conditioning unit. Our assessment confirmed that all components are operating properly, with no issues detected. Loose wires were secured, and we ensured that the blower and evaporator coil are clean. However, we observed that the evaporator coil exhibits rust. We cleared the condensation line using warm water, and while the condenser unit is functioning, the contactor is failing. The refrigerant level appears satisfactory, but the condenser coil requires cleaning. The system was cycled and is operational, confirming full functionality of the heating and cooling components.

Performing Preventative Maintenance Plumbing Check today. Water pressure in home is approximately 90psig. This is excessively high water pressure. Water Heater is 3yrs old. Flushed water heater directly into sump pump pit in effort to remove sediment buildup and minimize calcification buildup in tank. Sediment removal complete and sump pump is fully operational. Main service line is ¾. Expansion Tank on water heater is holding water. Basement bathroom is in good condition. Laundry area is in good condition. Powder Room on main floor of home has Wall Hung Gerberit toilet existing. No access to inside wall with exception of working through panel. Upstairs hallway bathroom toilet requires Minor Rebuild to alleviate customer concerns today. Kitchen is in good condition. Performed Water Quality test

2109 unit 301 I arrived at my customer home for for system not working upon arrival maintenance guys bleeding all supply water pipes we turn on the system supply temperature reading 70 degrees system working properly at this time.

Arrived. Customer states since toilets were installed in upstairs bathrooms approximately 2yrs ago. Tested pressure from front hose bibb. Pressure in home is 60psig steady with multiple fixtures operational simultaneously. Went to bathrooms in question and opened angle stops fully to each toilet. Flushed toilets numerous times with no hammering issues. Spoke to customer regarding situation and there are no further malfunctions onsite at this time. Thank you for choosing Vito! Prior to my departure, customer used toilet and flushed. Customer states she just heard the noise. Noise customer has been concerned about is the volume of water that goes through the closet bend portion of drainline below toilet. I explained to customer that newer toilets actually use less volume of water, however, the force of the flush is stronger by design. Noise customer is hearing is normal operations.

Unable to fix system today. Rescheduled for senior tech to come out Monday. Emergency service is not available for this call because the senior tech is not on Emergency service this week.
Arrived. Mini split is working and cooling good. Issue is condensate drain is clogged. Blower wheel and housing are dirty and needs cleaning. Blower wheel need cleaning. Condensate line is clogged cause leak. Back side of evaporator coil is dirty Maintenance agreement will be for 2 houses. 1 unit in this house will not be under maintenance agreement. Second home is next door i got approved via supervisor to added the second home maintenance agreement as an additional price instead of full charge because it next door. Address to 2nd home. (8105 Hartford ave). Will need to make service return call to re-install lineset behind mini split. Check other mini split head units. Needs cleaning. Will work on this next visit. Would like office to schedual both homes on the same day for maintenance. Will need extra time for cleaning for this units. 2x head unit cleaning. Boiler is recently replaced but not under warranty with us.
Commercial Hydro-Jetting Call: Jetting roof drains; jetted all roof draining systems, now clear
Arrived for ac maintenance no ac. Owner explained previous visit. Fuses outside need to be replace. System was not turning on. Stat saying communication fault. Replaced fuses system turned on. System cooling split was 13⁰. Unit pressures seemed ok. But my subcool was 19⁰. When I took panel off to unit I found that the control board is damage and need to be replace. I am not sure how control board is still functioning. I removed power to unit. Controle board needs to be replaced. Water heater has a leak. Water heater is 10 years old. Owner explains not giving them hot water good. Plumber should inspect. Tested heat before leaving. Heat works.

For this job I did a AC maintenance on a 2016 Lennox AC Indoor unit 2016 Lennox air handler, got a split temp of 19. Replaced 16x25x1 Air-filter provided by client. Evaporator coil has no sign of leakage or corrosion. Condensate line is draining with no problems. Blower wheel amps 1.32. Outdoor unit 2016 Lennox condenser coil have some build up from outside debris and will need a coil clean lvl 1, I made this my recommendation to client and is well aware. System components are still good for now with the 40mfs capacitor reading 40 in range and volts on contactor has 24v. For today client renewed VIP contract. I sent checklist to clients emailed. Paid with check.
Arrived on site for a drain pipe issue the customer wanted replaced. The customer showed me the area of concern, which was the lavatory sink. He mentioned that he had been adjusting the pop-up arm and noticed a part had broken off. Upon inspection, I found that the threads where the pop-up arm connects were broken. I explained to the customer that the pop-up assembly needed to be replaced. While on site, the customer also mentioned a slow-filling toilet. After diagnosing the issue, I determined that the toilet required a new fill valve. I presented investment options to the customer, and they agreed to proceed. Work Completed: Disassembled the P-trap and drained water into a bucket. Removed the old pop-up assembly and cleaned the surface area. Applied a bead of Lexel around the flange and secured the new pop-up assembly in place. Reconnected the pop-up arm and reinstalled the P-trap. Tested for leaks – none found. Shut off the water supply to the toilet and drained it. Disconn

Arrived onsite, customer had 2 plumbing issues needing to be addressed. Kitchen sink drain backed up and bathroom sink drain broken. Advised customer that kitchen sink drain will need to be replaced as well after snaking. Cut out existing k/s drain and snaked approximately 30 feet with K-50. Installed new drain and ran water from faucet. Sink still backed up. Determined that existing garbage disposal is the issue and will need to be replaced. Customer opted to remove disposal and connect directly to drain from sink. Removed garbage disposal and installed stainless steel basket strainer. Attached tailpiece to basket strainer and attached new PVC p-trap to tailpiece. Connected p-trap to existing steel pipe with fernco coupling. Ran kitchen faucet and checked for leaks and proper drainage. Also filled sink with water and let drain. Next, started on lavatory sink drain. Removed broken chrome p-trap and cut steel pipe going into wall. Steel pipe was cracked after trap so I needed to cut out
For this job I did a spring maintenance on a 2017 Goodman AC/80% FURNACE indoor unit got s split temp of 21. Condensate line is draining with no problems. I used vinegar to do a drain test. Ez trap is functioning and i cleaned it out. Condensate pump is draining. Evaporator coil is clean with no corrosion or leakage. 16x25x1 air Filters been replaced by client. Blower wheel ECM MOTOR doesn't have surge protector and is RECCOMENDED to have one client is well aware. Blower wheel amp 2.84. Outdoor unit 2017 AC I noticed condenser coil has build up and is in need of a Lvl 1 coil clean contactor is pulling 240v/24. 40+5 mfs capacitor reading 44.5. Fan amps is reading within range .54. Compressor amps 6.2. All wires are intact and no obstruction found. For now client wants option emailed to him and I already sent checklist to client.
Performing Preventative Maintenance Plumbing Check today. Water Heater is 16yrs old. Flushed directly into floor drain in immediate vicinity. Exercised drain multiple times to break up chunks of calcification buildup in tank. Eventually water heater began flushing quietly. Tested water pressure from laundry sink. Water pressure in home at this time is 100psig. Main service line is 1in with gate style valve. Basement bathroom has no concerns. Upstairs bathrooms both are functional with no leaks present. In kitchen, tested water quality. Kitchen fixtures and drainage are in good condition. Chlorine levels are Ideal with a reading of 2.2ppm. Hardness levels are Moderately Hard with a reading of 7GPG. Customer daughter is onsite today. Spoke to customer regarding today's concerns and explained estimates I will be forwarding today. Customer comes home from hospital today. The technician previously replaced a single-handle faucet fixture in the master bathroom shower last summer. With this cold winter, I couldn't get the shower water hot enough. The water could get warm, but not hot, even with the faucet turned to the maximum hotness. The technician removed a piece inside the faucet that limited the hotness of the water. Now, the water can be adjusted for a hotter shower.
