Arrived on site to look at a kitchen sink that was backing up on the 7th floor in rooms 714 and 713, both sinks were backing up at the same time, went into room 714 and ran water in the sink for 10 minutes and did multiple half sink drains, no backup while running, no issue to clear, cleaned up work area and left
Arrived on site to look at a kitchen drain that was backing up, vacuumed out the water and drained the line, removed the trap and snaked the like for about 30 feet twice, pulled back nothing but grease, reassembled the trap and tested the line, ran water for about 10 minutes and had no issues, cleaned up work area and left
For this job i did an AC service call on a 2005 weather king unit. I turned thermostat on and put it to cool. I hear the outdoor unit compressor turning on but fan motor wasn't turning due to how old it is. Fan motor is outdated and needs to be replaced, also capacitor. I made it my recommendation. Client went with fan motor and capacitor replacement and will need to schedule to get it done by Monday."
NO AC LAST VISIT WAS FOR A MAINTENANCE ABOUT TWO WEEKS AGO. I called for ac and the indoor blower came on. I waited about 15 minutes and still outdoor unit never kicked on. I went outside I checked for power and 240v present. I checked the disconnect and disconnect fuse had slightly fallen out of place. Adjusted fuse, made sure all wires and connections were tight and not loose. The system kicked on I checked temperature split and I got a 20 degree delta T. Filter was clean. I drew compressor amps and found high. While I was running outdoor unit through its cycles me and the client heard the windings of the compressor rubbing against each other and it started to over heating. II also noticed outdoor fan motor rusted however amps were within specs for now. The client advised me that he paid for a maintenance contract when tech was out here about two weeks ago. I will send over model and serial number over to Richard Monday morning so he can check if the compressor is under warranty

AC LEAKING WATER 4 SINCE LAST PERSON WAS HERE IN NOV The condenser and the indoor unit are all in one sitting on a couple of 2x4s in a utility room. There is a condensate line attached to evaporator coil and a condensate line attached condenser coil. I checked evaporator and found okay no water in evaporator pan. The client had a big bucket sitting under the unit. I took cover off of the condenser unit and found standing water, causing an overflow underneath the system. I flushed the line with 3 co cartridges. I then poured at least 2 gallons of water to ensure proper drainage. I heard the water flow and found no more back ups or overflows. I added a few condensate tablets to eat up any build up. I noticed condenser coil was clogged at this point as well. I got the condensate p trap unclogged for the mean time and I let the ac run. While here I advised the client that her unit has no water safety’s and that cleaning the condenser unit will help take off most of dirt and debris that’s
AC MAINTENANCE ON ONE RUUD HEAT PUMP, INSTALLED IN 2022: I checked the thermostat and the client prefers it set ar 70 during ac season. I went downstairs to the air handler that’s located in the basement laundry room area. I checked the filter and found it had already been replaced upon today’s arrival. I took the cover off for the blower motor , I checked entire blower housing to check for any obstructions and found none. I did notice on the cover some visible fungal growth. This is expected due to the moisture and humidity that it pulls. Once cover panel is back on it stays dark inside of there. As of right now there is no UV protection to prevent that. I continued to check blower amps on variable speed motor and found drawing within specs. I did notice that the motor is exposed to any high voltage power surges due to it not containing an ecm (electronically commuted motors) surge protector. I checked the evaporator coil and found okay and clean. I flushed down condensate line and e

With this option we will stop dripping Bibb from dripping. This is not a PERMANENT repair: Arrived. Hose Bibb drips on front of home. Inspected area and shutoff valve in basement ceiling and formulated options for customer approval today. Customer opted for minimal repair at this time to prevent water waste. Snake kitchen sink (k/s) drain through cleanout & repipe studor vent AAV) closer to flood level rim: Arrived onsite, customer had k/s drain backup - when running water in left basin, water would start gurgling in right basin and eventually back up. First, advised customer that k/s drain must be snaked and that the AAV (AIR ADMITTANCE VALVE) aka studor vent should be piped higher towards sink floor level rim rather than so low as it has been previously. First, snaked drain approximately 30 feet to no avail. Got grease back on cables. Snaked again with grease head going about same distance. Finally, went in with larger bulb head for a total of 45 feet. after retrieving cables, tightened plug back onto cleanout adapter under sink. Then, cut out existing AAV above double sanitary tee and used 2 90s to move it towards right hand side of cabinet and all the way up to floor level rim. Installed new studor vent and advised customer to have it replaced approximately every 2 years. Filled up bot

The technician previously replaced a single-handle faucet fixture in the master bathroom shower last summer. With this cold winter, I couldn't get the shower water hot enough. The water could get warm, but not hot, even with the faucet turned to the maximum hotness. The technician removed a piece inside the faucet that limited the hotness of the water. Now, the water can be adjusted for a hotter shower.
