Conducted comprehensive preventive maintenance on the air conditioning system to ensure proper cooling performance, energy efficiency, and system reliability. The following tasks were completed: Air Handler & Furnace Inspection: Checked overall condition of air handler and furnace components. Verified proper blower motor operation and inspected blower wheel for dust accumulation. Cleaned as necessary. Filter Replacement: Removed and inspected existing air filters, manufacturer-recommended filters to maintain proper airflow and indoor air quality. Thermostat Calibration & Function Test: Verified thermostat accuracy and calibration. Tested system response to thermostat settings to ensure correct operation in cooling mode. Electrical System Check: Inspected electrical components, including contactors, relays, capacitors, and wiring connections. I arrived at my customer home to do a full system leak check finding the leak fixing it run a vacuum recharge the system and start up I did it nitrogen test and found multiple leaks in the equipment customer like an estimate for replacement I provide pricing for replacement customer review proposal and get back to me within a day customer like temperature in the home at 68° system maintaining temperature at this time.
System is a 2017 Heat pump system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. System does not have an Air Scrubber or Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components working. Check refrigerant level and found system good. Final cycled system at the time system is operational.

Arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house found 1 flapper that looks like it will go bad brought up to customer attention and said for right now she is fine found no other issues in the plumbing as of today inspection wrapped hose up thank you for choosing Vito.
HVAC AC Spring Maintenance: System is a 2010 80% Communicating Furnace/AC system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower dirty and needs to be cleaned. Evaporator coil is rusty. System does have Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components working. Check refrigerant level and found system good. Condenser coil needs to be cleaned as well. Final cycled system at the time system is operational. Customer wants to try cleaning it them self 1st.

UNIT IS TOO LOUD. I arrived on site and found thermostat was set at 72 degrees and the room temperature was 72 degrees. The client complained that upstairs in her bedroom and bathroom she can hear the fan and it’s too loud for her. I went down to the furnace in the basement. Last time I was here I slightly moved the dampers to the middle From heat to ac because it was still chilly and so the noise minimized. Today I completely switched over dampers and the noise was completely different and minimized. I left dampers like that and had the client come upstairs for her to witness that the noise is no longer as loud as an air plain taking off. She agreed and I proceeded. I reconfigured the thermostat for the client just to be 100% sure. I cycled unit in heat for a short period of time and it ran normally , for the rest of the time I cycled ac and I let it run for about 30 minutes before leaving. NO HEAT CALL 2015 CARRIER RTU AT GOLF COURSE. Upon arrival I noticed Tstat indicating furnace malfunction. You need a code to access Tstat. I called for fan and the fan kicked on. I called for heat and went to the rooftop to the location of the unit. I heard the furnace kick on. I let it run for about 15 minutes to check temp rise and make sure it doesn't go out on high limit. After letting it run I checked temperatures and I got a return air temperature of 80° and a supply air temperature of only 100°. Where is all the heat going?. I started investing and I checked all 4 filters and they were all in good condition. I opened blower and belt compartment, and I immediately felt heat hit my face. I checked burner compartment and smelled a funny smell. I noticed flames starting to roll and the front of heat exchanger was completely brittle and burnt out with a huge hole in it. The brittleness of the burners is serious because they may crack and lead to other issues like causing damage
AC MAINTENANCE ON ONE UNIT CARRIER COMMUNICATING SYSTEM FROM 2021 I checked the 20x25x4 filter and replaced with one costumer provided. There is no more filters so the clients will be responsible for purchasing more. I checked the indoor blower wheel motor and housings compartment and noticed the start of a fungal outbreak which is normal due to the moisture and humidity that the system pulls. I checked the variable speed motor and amps and found reading within specs. However ecm blower motor is exposed to any high voltage power surges due to it not containing a surge protector. I checked the evaporator coil. I flushed condensate like and ez trap safety switch with 1 gallon of water and added condensate tablets. I checked all limits and safety’s and all wirings and connections found okay. I got a temperature rise of 21 degrees which is spot on. I proceeded to check the outdoor unit. I checked outdoor temperature, discharge temperature, suction line temperature, and liquid line tempera
Spring HVAC Maintenance Checked return air temperature 69° , checked supply air temperature 48° outdoor air temperature 47° , discharge air temperature 58° , found bad expansion extrol tank on water heater, UV light bulb burnt out, no surge protector, service agreement with GARNESKI has expired April 5th 2025
arrived on site for a no hot water call customer showed me area of concern and said they notice that they have no hot water and customer is in the process of selling the house so customer have been painting in the basement customer has a 50 gallon low boy power vent heater saw a code flashing on gas control and counted 7 flashes. called customer support after waiting 30mins they said it was a bad vapor sensor customer service recommend replacement due to the heater age but knowing customer is moving tried to repair heater instead took out vapor sensor and took it outside and let it get fresh air then connected back to the gas control valve and turned on heater and no heater is lit and water is heating up told customer it will just be for my time today thank you for choosing Vito.
Call to install UV light for air Knight. Removed old bulb and replaced it with new one. After installing bulb turned on air Knight and confirmed operations. Final cycled system at this time system is operational.
Returned to call to install new heater kit. Upon arrival need ladder so wait for tech (Kevin) to help. Removed and installed new heater kit in it place. Wired up system correctly and cycled system. At this time system is making a full cycle and is heating properly. Customer also signed up for VITO VIP year membership. At this time system is fully operational. Collected remaining balance by debit card.
Replaced garbage disposal.
Upon arrival customer concerns system system is not keeping up with temperature set on tstat. Checked system out and found no issues at this time. Checked emergency heat and found burnt wire connection. Indicating that only 1 of 2 elements are working. Informed customer of findings and recommended replacement and signing up for contract for discounts. Collected $250 by card and will return when part comes in to install. After installing part will collect remaining balance $339.
Error Code 83 Lockout: Upon arrival customer concerns system is giving error code 83. Checked Tstat and found 2 error code both for AC. Code 32 low pressure switch open 8 conservative times on 2/17 and code 83 low pressure lockout 4hr on 2/18 both accrued at 8:40. System is a 2013 Furnace/AC. Checked system out found interior is very dusty. Flipped filter in right direction. Humidifier pad needs to be changed. Blower is dirty and needs to be cleaned. Control board has dust layer on it. Found furnace is completing a normal cycle and running. Both error codes are for AC witch should not be running in winter months. Confirmed customer does not have a Duel fuel system. At this time system is operational. Need to collect $120 customer stated they would pay online. Recommendations: Duct Cleaning $897 Blower Cleaning $411 Air Scrubber $1300 Bundle Price $2300
FALL MAINTENANCE ON TWO UNITS #1 Main unit 90% Gas furnace. This is a older unit. I checked and replaced filter with one Costumer provided. I checked indoor blower motor and 10mfd capacitor and found within specs. I checked the inducer draft motor and flue vent pipe found okay. I checked all wiring and connections and all limits and safetys found okay.i got a return air temperature of 70 and a supply air temperature of 135. I performed a combustion analyze test and got a reading of 50ppm. I checked flame sensor and ignitior found ok. I checked Condensate trap and condensate pump and flushed with a gallon of water and added Condensate tablets. I checked EVAP coil and found clogged with dirt and debris. Overall system is running and heating. In the near future I recommend clients start thinking about upgrading unit. Recommendations for unit #1: Clean coil $362.00 #1 Unit in the garage. Error Code 196: Upon arrival customer concerns system is giving error code on Tstat. Fully cycled furnace and found system was going off of high limit switch. check filter and found it dirty. Changed filter with customer supplied one. After changing filter cycle system at this time system is fully operational. Collected dispatch fee ($120) by check.

Fix Toilet In Ladie's Room: arrived at location for a replacement of fill vale, noticed the flapper was not holding either so replace flapper and fill vale and supply tube as well, this world was. done on the second floor women restroom. no leaks occured.
FAN HUMIDIFIER NOT WORKING. Upon arrival the client advised me that they heard a loud noise coming from humidifier and noticed water just dripping down pipe. I checked humidifier copper feed tube and valve. The valve was kinda stuck. But there was water. I checked the first end of the solenoid valve and there was water and also the other end of the solenoid valve there was water so water was not the problem. I checked the humidifier connections at the 24v and found okay and in tact. The 120V for the fan is going into a junction box at the furnace. There was 120v present but the fan never kicked on. The issue is the fan motor form the humidifier. I did advise the client and he is now aware of the source. I spoke to him about the part and the cost without any warranty. But I also spoke to the client about upgrading the humidifier to an April air700 humidifier that includes 12 months warranty. The price for just fan motor for humidifier is $958.00 The price for a new humidifier includ
